I don't even request security deposit at my place lol. One renter was shocked. Most people do. I know how stupid it feels to have it if they aren't a hot mess ruining the room. I was also being charged pet rent in the past. PET RENT monthly on top of an extra security deposit for the pets as well?! lol.
Are you in LA ? If I ever move up that way I might have to see if you have any vacancies lol

Lol I'm in Whittier. I'm LA/OC border ( I'm terrible with directions but it's considered LA County).
Very cool! :-D. I've never been to that area before. Usually when I work in La I'm in Burbank where the studios are.
So now I am awake at nearly 2 am because fuckwad downstairs is blasting his weird ass dubstep and throwing a party in his room! I can literally feel the bass from way over here! It's amazing how he has time to do this, but he can't take 10 minutes out of his time to write me out four receipts that he is legally obligated to provide me. Way to make your tenants a priority! Can we be any more douchey-er???
One more week. One more week in this dumpy slummy shithole with an incompetent irresponsible inconsiderate manager/LL. FUCK THIS PLACE!!
Edit. Party finally shut down at 3:45 am. Now they're slamming doors and being loud in the bathroom. Ridiculous. I can't believe these people are in their thirties and they act like they're seniors in high school or some shit like that.

Here's more... I tried uploading photos of the backyard, but for some reason it wouldn't let me. Let's put it this way, there's junk everywhere. I feel like trash living here and I can't wait to move. The only reason why I moved here in the first place was because last March a metal object fell off someone's truck, went under my car, and wrecked my transmission. (Because the Club closed and my PUA unemployment stuff got all messed up, I couldn't afford to fix it so I went for about 4 months without a car.) Right at the same time, I had to move out of my old place because of a toxic roommate situation. She was jealous of the fact that I scored my dream job in LA and she was all pissy about it so I had to move out because I had literally thought she was going to stab me while I slept.. So I had no car, no home, and I had to find a place close to where my son lives so I could easily walk over to his house and borrow his car so I could deliver groceries to get me through the pandemic. Seeing that when I moved in it was July, and it's hard to find a place at that time of year, so my options were very limited. This was the only affordable place I could find near my son. Oh my God I'm so glad to be getting out of here! It's so gross!
I have one of these below from back when I was renting with pets. It works like a charm but if the place you rent from next is hardwood floor its such a burden to store. It's crazy how dirty carpet gets. It's always an amazing feeling leaving an old place and moving to a nice updated one lol. One of mine right when I moved in had a ton of ants and I was wondering what the heck was going on from day 1 lol.

Tbanks Indie. These people do nothing to clean. I am the only one here who does except for Navy Dude ( who, along with Weed Friend, is super nice). Maybe I'll get one of these for my own place someday,
The next place I'm renting up north is amazing and the funny thing is, it's literally $10 less than what I'm paying now. It's beautiful, upscale, clean, near the beach. Not living with men this time, women only. And the ladies I'm living with are nice, down-to-earth and normal. Plus they have a really cute cat too. I gave them $100 to put down towards my first month's rent so they knew I was serious and they provided a receipt with a quickness.
Here's a photo of our dirty nasty shower curtain! Isn't it lovely?
I just spoke with one of my housemates, Weed Friend, who is pretty cool. He apologized for the noise last night and gave me some weed. I appreciated that. We talked for a little bit and I'm glad I met him. I have to give credit where it's due. He is a really good guy.
Sorry, everyone, for flooding This Thread with my rants.

When that girl actually asked me ask LL to have the plow come, I should have said, "Why, the last time they came, you & bf didn't even want to answer your door" (knocked twice,) then the guy came down in shorts, arguing w/plower that he couldn't get the cars out?::) After he'd gotten my car out?
The girl had to deal with it all, he went back upstairs.

I am hoping and praying that we don't have an issue when it comes to refunding my security deposit. Because if these people try to screw me over in any way, they're going to have a huge problem on their hands.
Well I called it. Thank God I took photos and videos of my clean room and got Navy guy to write a signed statement saying the room was in good condition, no complaints.(Because despite having a 32-day notice, Lazy Landlord couldn't bother to check me out...)
Lazy Landlord is trying to gaslight me into believing the room was not in decent shape when I left which is ridiculous. He said he hasn't been able to rent the room. Um, ding dong, MAYBE YOU CAN'T RENT OUT THE ROOM BECAUSE THE ENTIRE REST OF THE PLACE IS A DIRTY DUMP? ?? So now because he can't find a renter, he is trying to steal/overcharge me to make up for the lost money. I did my part and left the room in good shape. No damage was done besides normal wear and tear. He cannot make me pay for paint and new carpet because the walls are in the same exact shape as they were when I moved in, and the carpet which was old to begin with need a cleaning but that's it.I told him if he charges me for anything beyond carper cleaning (and by carpet cleaning I mean my room only, NOT the whole house) I am taking him to small claims court. You can't make the tenant pay for new carpeting and paint unless the damage done is beyond usual wear and tear. Then I blocked his ass. I called him out on his gaslighting and manipulation and told him I was not having any of it and just because I was a nice conscientious housemate doesn't mean he can take advantage of me. Plus I have a whole other laundry list of complaints that I can use against him as well as proof. He'd better not screw me over because I will take him to court not just for security deposit, but for days I missed working as well. He thinks he is clever but I see through his BS and it threatens the fuck out of him. Manipulative aasshole indeed.

So my ex landlord texts me today and he is now giving me the guilt trip for moving out, saying "I am not happy about you leaving." Why? Because despite me giving him 32 days notice (he actually knew months ago I'd be moving out about now) he failed to find a new renter for the room because he is such a lazy ass and now has to cover the amount for my vacant room. This is why it was like pulling teeth getting receipts from him, this is why he didn't prioritize checking me out (I had Navy Guy do it since guys in the Navy hold things to a certain standard) , and this is why he is trying to gouge my security deposit. I didn't respond to the text as I hope he keeps it going because he is helping me build a case against him by being so dramatic and stupid. He is trying to get me to subscribe to the false reality that I screwed everyone over (he is trying to get the remaining tenants to pay extra to make up for the vacant spot and blaming me for it) when in reality I signed a month to month lease and gave him more than the requisite 30 day notice. God he is such a baby. Rather than waste his time trying to manipulate people, he should focus on finding a new tenant. Glad I left such a physically and emotionally toxic place behind.
I love my new place. It's so clean and comfortable. The gals here are very sweet and kind. Glad to be out of that toxic rathole and now living my best life!

So now ex LL follows up his "I'm not happy about you leaving" guilt trip text wwith "I'm just confiding emotion with a friend in confidence." Um, we weren't friends. Cordial housemate yes, but not friends. I never hung out with you, never partied with you. We never chilled and had a beer together. You completely invalidated and minimized me on several occasions and you even attempted to evict me and stick me in Biohazard Brian's room. You also tried to kick me out when I told you I'd be late on rent due to the household's covid scare. We had no emotional relationship. Stop backtracking, I do not trust you, I barely talked to you the 6 months I was there except to say hi while in passing, just stop trying to drag me back into that nasty house with you, give me back my security deposit and leave me the fuck alone.

Omg...
So the ex LandLoser texts me again, saying that he is charging me $200 for carpet and paint.I told him he cannot charge me for paint, as the walls are literally perfect and he can't charge for normal wear and tear. There is literally no wear and tear, nothing wrong with the walls. He kept yammering on about what awful shape the room was in (it was all clean/in the same condition as I found it, except the carpet needed cleaning) . I told him I would part with $100 for carpet cleaning, since it was a big room, that's it. Then told him he could send my $290 by mail or Paypal. After a lot of back and forth he lost his cool and started cursing me out. He told me he was sick of my shit. I asked "By sick of my shit, do you mean you're sick of being unable to manipulate and hustle me?" He got so pissed.I then responded it's funny how he has the audacity to say my room is in bad shape, but this mess, none of which I was responsible for, is okay? Then I bombarded him with some of the photos I had of the place in total squalor, dirty carpets, junk everywhere, rat shit on the stove, etc.. Well *that* shut him up. I'll probably see my $290 in a few days. I could literally sense him losing his shit on his end. Been laughing my ass off all morning....
I wish I was a fly on the wall when the times comes for the county Health Department to get a hold of him regarding the rodent infestation and no heat issue. Think then he will finally get the hint that you actually need to respect your tenants...

^^I know. I pretty much know he or Navy guy steam cleaned the carpets themselves. But I am saying all this to him in the event I have to take him to court. The judge will see that I was willing to negotiate. I am pretty much just allowing him to dig his own hole.I am willing to part with $100 to get it over with and have peace again in my life. I told him that he can either PayPal me my deposit or mail it to me in a money order, and he is to mail me or email me an itemized deduction of the work done, receipts with the company's name and contact information, as well as photos of the room after the work is done. I'm pretty much backing him into a corner. This way if I don't get all my money back and if he doesn't give me photos or receipts, I can assume that they did nothing with the room and they just kept the money and I can take him to court. I still didn't say anything about seeing his ad on Craigslist because I kind of want to keep that in my back pocket at the moment. Just in case he sent me the same photos he used in the Craigslist ad.

My room mates hinted they wanted that room back and I left 4-5 days ago.
I didn't tell my partner. :/
I only need 12 nights in March where I am not at his place.
I looked closely at the calendar and realized with how I'm staying here at J's and the AirBnB space we have already pre-booked for ourselves for a week ( family stay ) , AND being out of town a few nights at the end of the month I *should* only need to get a hotel 6 nights . That's $300 instead of $500.
^I don't want to spook J . I'm sure I'll feel " meh " checking into the cheaper hotel this weekend and it'll have blah moments but it's still a $200 savings this month AND I'm not overstaying my welcome in that room.
They were extremely nice people but I was holding that room hostage for being there just 6-8 days in a month.
I am in motion to be able to buy down here ( already met with mortgage people ) .
I don't want to rush that decision though so if I pay $100 a week here or there for a hotel a couple nights so be it in order to make a good thought out decision.
I have been a little paralyzed in fear borrowing against my property up North to get something here . I just need to get over it .
^ From an investment perspective holding two homes long term will be better .

So I got a text from ex LL saying he got the carpets cleaned today and sent me 2 screenshots of his convo with the carpet cleaners. I saw their number on the header and googled them. Looks like they were legit, so I called them and asked them to text/email me a receipt. Guy said he would have the man who did my room send me that info over tomorrow. They were there cleaning today according to the carpet cleaning guy and the text screenshots.
I am so glad my present place didn't charge a deposit. The gals here have been so kind and welcoming and they leave me alone and respect my space. If my carpet looks like crap by the time I leave, I will offer to pay for cleaning because I like them so much. So far anyway lol Plus there is a really cute cat here.

S and her girlfriend diligently cleaned their room before they left. It’s kinda depressing to see that room empty, though I still see those two pretty regularly, since S works as a battery tech for the tow company and her girlfriend works at the Whole Foods I go to from time to time, plus they still come over. Truth of the matter is, when it comes to the others in this house, I’ve needed them more than they’ve needed me. I never really feel like doing anything, and they’ve been what kept me going. If it had all been just for myself alone, I don’t know.

The more I see, the more I realize I'm going to be losing one of my roommates soon (obviously it was bound to happen because she wants to live with her kids and new bf like anybody would until their situation straightened out)..I hate having to find someone new. She's been here for a year and like 3-ish months but I've been seeing the divorce attorney papers coming in. I'm thinking for the next roommate of upping the price 50 bucks to offset the cost of the central air/heater. It's raised the prices of that utility bill so much.
I'm already charging 900 a month....I dunno if 950 would be too much if/or when she leaves :(? She has the smallest room in the house too.

You could always try it . You are in a higher cost area so it might work and then if you didn't get a taker you could drop it.
I just say that because I got impatient when I was putting new renters in my property up North in Nov.
I offered it at like $250 under market a month because I wanted crazy speed and no vacancy.
I regret not being a little more patient honestly.

There is mandatory pest control in the front and in the back of my house because some moron has some citrus disease in his backyard on his plants. I now have to stay home for a day for this burden on the 19th. Previous owners had a lemon tree in the yard and upon moving in I immediately got that crap out of the yard. This is no place to grow lemons. The yards are small in this neighborhood?!
Sidenote: Feels like I do everything and once I get a real job I'd just kick my roommates out and it wouldn't be a tragedy because I do everything anyways around here on top of new things that pop up. It's like I come home to take care of their mess when I wasn't even home and in a hotel.
