If you really want to live in that apartment without your parents co-signing, maybe you could consult with a lawyer if the landlord is not being reasonable.

Only 400 a month? I went to school full time and worked a shitty waitressing job and still made my rent. It seems to me like they just have issues renting to students, or maybe young people in general...? If it's this much hassle already, it probably isn't going to get any easier. The apartment may be awesome, but the landlord being a dick can make it hell to stay there.

That is totally ridiculous. If you have your heart set on this place, I would offer to pay a few months rent ahead of time. In my first place, I saved up and paid 6 months rent. Was the only way the landlord would rent to a 17 year old :)

The problem might be there is a history of students defaulting in the area. In which case you are being unfairly tarred with the same brush.
Paying several months upfront might be a solution.
Another is to get a friend (who knows your financial situation) to sign as guarantor. I do this for a friend of mine. She works in a day job, but dances a few shifts in the evening - which she doesn't want to reveal to the landlord.
The day job shows a lower income than she has in reality, so I had no problem acting as guarantor as I know she'll always be able to pay.

But the thing is, I'm not a student in the typical sense.
I work, for a major fortune 500 company, full-time. I've been living on my own (and paying my own rent!) for just shy of three years. I just happen to be completing my Master's degree after work in night classes.
So basically, if I hadn't wanted to get my MA, I'd be fine. Grrrrrrrrr

If it makes you feel better, my hunny and I found a great apt not too far from my club even. It's small but it's only the two of us (major selling point). His parents have already offered to cosign or even to pay 6 months of the rent up front for us. THe land lord we spoke to yesterday told us that the idea of us paying up front "Scared" him. ?!?! WTF? $658 x 6 = $3948. You are "scared" of being handed almost $4k just to let us move in? I've told him that i work at the club a few blocks away, it is Portland after all there are 90 clubs in the area, he can't believe that even if I was the only person in charge of the rent that I couldn't make $700 a month. Not even that but we have a cosigner and an offer to pay the first half, or a whole six month lease, up front, in cashier's checks. If for some dumb reason we *gasp* default on our lease, he still has the money. When I lived in FL it was common to pay the entire lease, or half the lease up front if you needed to move in quickly, had the cash but not the credit, or just didn't want to have to worry about being late on your rent payments for a while. I don't understand how that scares him. *sigh* I feel for you darlin'. It sucks that those of us who can afford these apartments aren't allowed in for whatever fucked up reason. I can't get into a management company run place because all my money is technically under the table, so no matter what my bank statement says, I don't make 3x's the monthly rent with pay stubs. *sigh* I'll turn this rant off now before I start screaming. I have to go to work later. *grumbles* if i had filed for bankruptcy they'd let me move in...

400 a month is really really cheap, maybe you can find something even better that might be a little pricier, but 400 a month is just toooo cheap... you get what you pay for seriously. 400 might not be a cheap price for apts. elsewhere, but over here you have to live in the hood to pay that little. The good ones go from $800 and up over here, I guess that's where I base my opinion.

What's even worse is when you have money in hand and can't get the landlord(s) to respond or even return phone calls. I work at NIGHT, my time during the day is limited - and worse yet where I need to move to is three hours away.

^It's a family owned apartment, so by "they" and "them", I'm referring to the husband, wife, and their son.
And this is the only complex they own, so no weasling :(
I gave them proof of my income, and gave them forms that have my savings and checking account balances.
If that isn't enough, screw it, I'll look elsewhere. I'd rather pay more somewhere else than deal with any more of this.
(And yes, I'll have a roommate. It's 800 a month, so my half is $400).

I could understand them being buttholes for you being a student, but with an earning statement? That's BS. Deffinitely try Fair Housing. even if you are a student, you are still an adult on your own.
My landlord doesn't like that I pay in cash. But he keeps offering to send his friends to my club to pay my rent, lol.

lol- my old landlord kept trying to get me to be a shot girl at the club he owned for awhile, and insisted that it was easily the best way to make the rent, even though I had already paid him six months advance rent. :P

Literal apartment. It's a complex of 6 big buildings, with about 30 apartments in each building.
