But will the bank account check show the amount in my bank (i have multiple bank accounts so difficult to show all my income in one place) other than checking bank statements?
MissKatie , we are both in the UK and in similar positions. Several years ago I told the agency I run a business that deals mainly with American companys , thus a credit check would not show a true reflection of my history , because I have american accounts. ( I don't ) and I offered 6 months rent upfront to skip the credit check... Steep I know, but you're going to have to pay it in the long run anyway ...and it worked right away and I was given first refusal .

i would ask them about the bank account thing. they can verify that you have a bank account, but afaik they shouldn't be able to access any information about your assets, balance, or anything. when i was on food stamps a couple of years ago i had to supply all of my bank account information (numbers, everything) but legally they couldn't access my bank account info - if they wanted to see bank account info i had to bring them statements. so my guess is a potential landlord wouldn't be permitted access to that info, at least in the united states. i'm not sure if uk law works differently in that regard.
i would definitely give it a shot! usually if you can supply 3-6 months' rent up front, or prove you make 5-6x the monthly rent (via bank statements or whatever) they're willing to overlook a lot.
Ahh feck, I might just have to knock this one on the head and work solidly for the next 3 months to get a shit load of cash to offer upfront. Seems ridiculous that in this day and age we have to do that :(
OK, my issue now is - if i work solidly for 3 months over winter and earn say 4k per month, all of which is shown on my bank statements.. how do i get around the fact that my statements show my money comes from TAS dailypay, and i earn so much, deposited daily?
Miss K- are you sure your credit is as bad as you think? i don't know about the uk, but here in the states negative marks on your credit go away after 7 years. maybe it's not as bad as you think?
No it's bad. So bad I can't even get a normal bank account - i have a cash card with no overdraft, cheque book, or ability to get a credit card LOL. All from 10+ years ago but i had an unpaid CCJ.
just tell them you are self-employed and have daily direct deposit. it's really none of their business. if they pressed it i would be honest with them. you're on the grid, you pay taxes and keep records, you're not hiding anything about your finances. you aren't doing anything wrong.
After 6 years that CCJ should not be on you credit file , and nor should any other debt , paid or unpaid ..... By law you can demand it be gone. Strange law , but law of the land all the same.
If your debts/ccjs are ten years old, get them wiped off your credit file.

Ahh i wish it were that simple. I don't have any intention of getting a copy of my credit file as that just opens up all your personal information then for other people to see and chase you for (I have no idea who is still chasing me if anyone and not about to let them know where i am). I think my only option is going to be 6 months up front and a private landlord with no credit checks. Now to find all that as well as it being my dream place :(
Ahhh , I misunderstood, I didn't realize you still had outstanding debts.... It's very difficult to find a pvt landlord who doesn't want to credit check , you probably have more luck in convincing the agency not to credit check you ( with your rent advance ) and letting them convince the landlord..... Private landlords are generally more cautious these days , as they don't have the means to evict as readily as an agency does . Unless you knew a landlord or could get a tenant from a good landlord to put a good word in for you .....
By having a look at your credit file ..... will you be opening doors to be chased? Perhaps times have changed, but back when I had debts, I would often make use of the free credit report trials , and take a peek at what was still on there , it also shows you the last time they had contact from you ... ( and opening your credit file won't count as contact with them ) ... from there , any debts or marks that show as over 6 years old, you can write to , and ask them to remove.... they are NOT allowed to say 'no' nor chase you, by law . They don't send the file to your house , you can access it online .

It sounds like you are renting through a rental agency. I refuse to rent through rental agencies. I had a bad experience where they wouldn't fix things, would bill me for things I didn't do and then say there's nothing they could do about it because they are an agency, and even write me rude emails telling me that I would be billed backpay for parking in a parking spot when I don't even drive. I would just say don't do it unless you want to deal with potential things like that. Renting through an actual landlord is much better.
Generally, they are extremely strict about everything they are requiring looking amazing. It might be okay if you can pay the whole lease amount upfront in cash, or if you have a co-signer with everything amazing if you are lacking. That's been my experience. I prefer to go with landlord only renting though.
Glamarour, I'm assuming you're not from the UK..... Agencies have more or less taken over our housing markets... It's very difficult to find a landlord who takes on random private tenants, unless through word of mouth .
And generally the private ads in the local papers are disgusting or WAY over priced, ( and most, if not all require a credit check ) :( I had exactly the same problem myself ....All the best properties are with the agents now.
MissKatie - I think you should not lose faith , money talks , bullshit walks... and even if repairing your credit history is not an option ( though I'm sure it's much more fixable than you think , I thought mine was my dirty little secret for a long time lol ) .... I'm sure flashing your cash at a greedy agent ( and boy are they greedy for a sale/lease ) will seal you a deal ... and I don't think you will have many less properties to choose from ..If you got the cash , you call the shots .... That's the experience I had .. I know it sucks to rent from an angency , they disgust me really , they do very little for landlord/lady nor tenant , yet their fees are extortionate ... Fortunately the fees tend only to fuck you over when applying, and once you've been accepted, the rents are comparable to those of a private let .

PS - A tip if you are looking at dream houses through agencies , because there is an application fee, and because of your slightly deviated position , I would let the house sit on the market for at least 4 weeks , I've made the mistake in the past of Jumping at my dream house, and being one of many who applied ... seen as you have to pay to apply , it's better to know you're not against too much competition . The landlord is MUCH more likely to say yes to the agent regarding your proposition if you are the only one who applied . It angers me how they will take your application fee, even if there's 10 other applicants in the pipe line ! Bit of a con !
True Glamour but we also have the added complication of needing somewhere completely rural/ middle of nowhere, which is all but impossible to find here, even through agencies.
Missy when you check your credit file it flags up your address, telephone number, and even employment details in some cases. You also cannot take advantage of the free trial if you're not on the electoral register (which i'm not) as they ask for further details for which they take a fee. I have no idea if i AM still being chased by anyone, but I'm not about to take the risk. If you can stay off the radar for 10+ years it generally goes away.
It's a pity as this house was everything we wanted, and more besides, so perfect for camming too!! Well I shall count it as a practice run lol. Now to make ooodles of cash so i can offer them rent up front!!!!

You could ask them about it while you get saving , and at least you'll know if they're on the same page as ya .... Greed is a very reliable emotion to rely on , and I think if they see your green , they'll bite your hand off ... At least I hope they do !
I didn't know that about checking credit reg - How stupid is that , talk about a way of stopping people from wanting to fix it !!!! Yeah Id wait the extra ten years too I guess . Silly buggers.

My landlord let me move into a $70,000 condo at 20-years-old with virtually no credit, no bank account, no tax returns, no recent proof of "employment", and only 12 months of rental history.
I handed him $4,020 and he gave me keys.
Where the hell do you guys find these landlords lol? They certainly don't live in the UK that's for sure! I've only ever had 1 landlord let me move in without checks/ stupid hoops to jump through, and that was an employer when i worked and lived on site for a company.
Because the rent is $945. I gave him a substantial amount of rent up front.

It takes 30-60 days to evict someone, and since I don't get my pre-paid rent until the last two months, if I am ever to be evicted then he has 60 days of rent covered and he will not lose money while he evicts me.
I covered his ass for him, basically. You should bring it up that way to landlords in your area.

The problem over here is , it can a.) take much longer to evict if people don't play nice , and b.) Cost much much more than what would be left . But I guess Katies 8k might get some mouths drooling lol
Are there any "no credit check" type places in the UK? For me, I always have rented with this place that does no credit checks, they only do a criminal background check and as long as you can pay the deposit (which is usually at least $2000) and first month rent, then you are in.
The only catch is that they require a huge deposit and the rent is over priced, and they have NO grace period on being late. If you are past the 3rd they immediately file for eviction. Example: I live in a 4 bedroom house which is decent size but not huge, and the deposit was $2500 and the rent is $1495/mo but it was super easy to get into which is what most of us in this industry need right now. $3995 and he handed me the keys zero questions asked. But, when you can't get into a traditional situation, you gotta do what you gotta do. I hate paying $1495/mo but at least my kids all have their own rooms and we are comfortable.
But this is all in the US. Do they have anything similar in the UK? My advice if there isn't is what most have said: show them the money!
