Trying to get a new apartment, proof of income...
(Not sure if this is where this belongs, sorry!)
So I've gotten very lucky the last 4 years while renting, never really was questioned about my source of income since I always have roommates on the lease with me. I'm really worried about what to do when the time comes that I'm questioned apartment hunting by myself since I cannot prove my income. I've heard that you can use bank statements as proof of income. How does this work? Help? :-[

for a 'private party' landlord, it is usually possible to show bank statements with the totalized amount of bank account deposits serving as indirect proof of income. This usually won't fly with 'corporate' landlords any more though ... they want to see tax returns, pay stubs i.e. 'authoritative proof' of income.

or you can just pay a year in advance ;) not the smartest since you'd be screwed out of interest but at least they'd know you could pay.

I recently ran into this problem. Eventhough, I am lucky enough to work at a small club (13 girls) where I can leave a fake job where they can verify my job status and income; I still had to provide physical proof.
Well I got the apartment but I brought along my tax returns. According to the amount of the tax return it wouldve been just enough to prove to them I am who I said I was. You could try to use your tax returns if you claimed enough for your said job salary.
If all else has failed I would have offered them to pay an extra month on top of the whole first months rent plus the deposit which was more than the rent.

Yup, I was thinking about doing that. It seems to be the best way all around, I'll be able to save a ton of $$$ (not to mention stress) if rent was something I didn't have to think.worry about all year.

bank statements work. tell them you are self employed as a sole proprietor, so you will not have business bank statements. If you deposit your income in your bank like a good girl, you can use them to show assets/income. Even a property manager will take that.

Sometimes they will also accept a letter from your employer verifying that you are an independent contractor for their company and make $XXX per week on average. You might try that.
