    Default Apartment question?

    I live in Richmond,VA and I'm planning on getting an apartment soon, but so far I haven't had luck finding a decent place through a private owner. I've been looking in the Apartment Guide and For Rent books and have seen some places I really like. I was reading other threads and saw that a lot of girls from here rented from private owners b/c a lot of landlords are not OK with renting out to strippers. Does anybody know if I can get an apartment from a non-private owner? If so, what might I need to do?

    I just went to view an apt the other day. I explained to the guy that I'm an independent contractor. I told him my employer can fax over my earnings. That is sufficient for him. Try it..doesn't hurt to ask questions..

    How long have you danced ? You don't need to say " I'm a stripper " . There are about 100+ jobs that you could say you do and your tax papers would look that same. I am a landlord and if someone comes to me with their application filled out and a money order for full deposit and first month , they are pretty much in. I sometimes verify income by asking for W-2's . Do you have a year or two of tax papers that show income ?

    Showing interest and being prepared to make things a go without dwelling on it for days and days will likely get you in : i.e. " I'll take it and want to reserve it today. How much of a deposit do you need and how much is the first month ? "

    I haven't started dancing yet. Plan on starting this month and I want to get an apartment in December or January. I just turned 18, and didn't really have a job last year, so I didn't file taxes.

    I'm considering offering the landlord 3 months rent up front. Do y'all think that will help me to get a place from a non-private landlord?

    ^ If you are 18 ... that's usually a red flag to landlords..... but here is your ticket ....

    You say: " I'm starting college and my parents are paying my living expenses . I have enought for deposit and two months . " That will get you in somewhere!

    Are you planning to live alone ? If so .. tell them .... a lighter use tenent is a good thing.

    With the housing crunch , the rental market is saturated ( more people are looking to rent than places are available in my area ). You need to make yourself stand out as a great choice for the property by letting them know you'll take care of the place , you are serious about your studies, you are quiet, don't have pets ( if applicable), ect.

    For safety reasons ...... I would not say you dance. I mean, it's a very slim chance anything would happen, but you do need to remember that your landlord or their management will have keys to where you sleep.

    The I'm a student line is a great idea!

    Check Style Weekly and the Richmond Times dispatch for apartments. Not sure where you want to live but the Fan area has lots of privately owned apartments. There are some apartment buildings and great old houses that have been converted to apartments. Plus lots of VCU students live in the area.

    If your parents cosign you should have no problem. Another thing would be timing. Some times of the year like winter the landlords have empty apartments because most people don't rent in the winter. They want to get someone fast.

    I just got a nice apartment saying I was a promotional model, got paid in cash, was an IC, paid my taxes quarterly (I do), and showed my last 3 months of bank statements. Worked out fine.
