    Question Getting an apartment... OCCUPATION.

So, I'm getting an apartment with my boyfriend next month and on the application I know most of you guys ran through this.... What's your occupation? Salary? Weekly? Monthly?

I don't know what to put!

My boyfriend told me to put an exotic dancer so it "supposedly" shows that I make money...
But a dancer told me not to put that and to put "Full time student" so they won't be biased which some renters are...

But my bf and I's plan was to combine our wages even though his income alone clearly covers rent but the more the better.... PLUS it says on the application to provide a current tax return or check which I BOTH don't have!

What did you do when you got a place while JUST dancing?

I ended up having to disclose what I did to the landlord himself, but on the app it just says I am self employed.

Why do you not have a current tax return? You didn't file last year?

IF the BF's income covers things, I'd suggest putting down self employed.... That way they know that you make money too, but you don't have to go into details. If you do have to elaborate, say you do ebay or something......

Someone told me to put Fulltime Student but for Salary check Monthly and say I make $700 or something. And if they ask how just say that I run errands for my mother or babysit.....

    Is that a good idea?

I agree: if bf's income covers it, use his info instead. That's what I did, until I started filing taxes that could substantiate my own income. Until then, I said:

    A. I was a full time student (which I was) & provided proof of enrollment (I offered my report card as well, but they were already impressed with the double-major bit)
    B. I was self-employed, and got my boss to write a letter (on company letterhead) stating I was a consultant for the company and made X amount of $ per month (usually 3 times the amount of rent).

I find that renters can be severely biased towards those in our industry (own experience). One lady who was showing me an apartment went so far as to trash the previous tenant (who happened to be a dancer) - ranting about how she doesn't want that "element" stinking up the halls... Wow... I SO did NOT want to live there after that.

    Good Luck

Get your taxes filed, and then say you are self employed. If they push the issue you could tell them you are an entertainer or self employed consultant.

Yep. Self employed with a modest salary if BF's covers it anyways. I just did the same with my hubby. I listed Self employed "promotions and entertainment" at $40k/yr. All approved Moving in 2 weeks.

Not to threadjack, but you need to fix this, otherwise the penalties will just increase and then you will really start to have problems. Filing isn't optional, especially when you're self employed bc it's the only way to prove income for a lot of things ie. your apt.

I've never filed a tax return with dancing. But I live with my parents, and I'm in school full time, so perhaps it's not really necessary.

DO NOT EVER put anything about stripping on any application for anything. That can cause it to show up on your credit report forever because whatever you put on any sort of rental or credit application gets reported to the credit bureaus. Not to mention the fact many landlords are totally biased about strippers - they do not need to know.

If your bf's income is sufficient to cover rent and you don't have paystubs or tax returns to verify your income, then you should just put "full time student" on your rental application. You do not need to tell them about any income above their rental requirements.

Your bf is probably very well-intentioned, but he clearly isn't aware of the problems that can arise from putting "stripper" on any official document or application form. Bad idea.

Always file a tax return, just don't put "dancer" as your occupation. Get an accountant who works with small business owners, self-employed people, and dancers to file your taxes for you. Even if you under-state your earnings you should definitely file taxes. That way you have a paper trail of the fact that you did, in fact, earn money while in school. It'll also help when you apply for jobs later, because if you put something on your resume you'll have the taxes to back up the fact that you were working.

You shouldn't be open about the dancing thing unless you don't mind the stigma that comes with it in the workplace, hiring practices, etc. However, you should always file taxes. Not doing so is fucking yourself over in the long run.

You still need to file though, and if you're generating income, you must report it. The only reason you can probably get away with this is because dancers (for the most part) dont get W2's so no one knows you're working.

Basically, if no one is bothering you, you've gotten lucky. I don't know how old you are, but you should've been filing since you turned 18, or since your parents stopped claiming you as a dependant.

I put self employed on my renters application and a rough average of what I make per month. My tax return is filed as self employed independent contractor so I don't have any evidence that I'm a dancer.

Can't you get in major trouble for not filing?

You can indeed get into a lot of trouble for not filing taxes. The IRS doesn't screw around and they can sieze your bank accounts, car, house, anything with your name on it if they find you not reporting income. They can also put you in jail for not filing your annual tax returns.

If you have a car registered in your name, credit cards, bank accounts, basically anything with your name on it showing you have money or are spending money, the IRS can get you for tax evasion if you aren't filing and paying each year.

You may go several years before they catch up to you also, which will only make matters worse when it happens, because then they'll slap on tons of penalties and interest for being late.

^Yep, the failure-to-file & failure-to-pay penalties plus interest on what you owe will definitely bite you in the arse.

Um yeah as someone who has been there, I didn't file for like 3 years and then when I got a "real" job and had to file, I had to do all three years at once. If you don't have the money to pay back all of the taxes that you should have paid just declare $0 income and start fresh from here on out. I only owe the IRS like $1,400 from last year, which might as well be 140,000 right now as I barely have a pot to piss in but at least I won't get arrested for tax evasion.

As far as the apartment app goes I would that in your region of the country ppl aren't extremely judgemental, but you can put self employed or you can get a letter from your club on letterhead that says "So and so is employed here and makes X per week and has been working here since X date" blah blah blah. I did that for a car once ( a long time ago). Plus keep in mind, business is slow so they may very well be hurting for rental income.

Couldn't she just say that she does work on the side for friends and family, like house cleaning and running errands but then also have at least 3 times the monthly rent sitting in a bank account? The last time I went in apartment hunting, they didn't even care about the occupation part...they just wanted to see a bank/IRA/401K statement with proof of 3 times the monthly rent sitting in it. She could open an account, have her mom/herself/someone else transfer in some money temporarily and then give it back when they have the apartment. ??

I would advise any girl who's not reporting stripping income on taxes, to NOT put anything about stripping on any application for a rental or for credit of any kind. That can bite you in the ass later because Strip Club Name will go on your permanent credit report, which can be checked by the IRS and anyone else who wants to run a check on you, including future potential employers. Do not put that info out there unless you are 100% sure you WANT it on public record.

If you're renting the apartment with a SO and the SO's income is enough for the rental requirements, just use that and say you're a student, and forget the rest.
