    Question Income Verification Letter

    So I'm moving out with my boyfriend next month to an apartment that costs $995 monthly. my boyfriend makes roughly around $1,500-$1,700 a month while I make over $2,500 a month. My manager gave this letter to me for verification of income including how long I've worked there, and how much I make, and their contacts if the landlord has any questions to them if they need it so I asked for one.

    Is that all the landlord needs or do I have to do the damn tax return crap for proof too other than the down payment and first month's rent? Can't that be enough? I really don't want to hold us behind on our lives just because I need extra crap to be approved being a stripper

    ^^^ I guess the answer boils down to the policies set by the landlord's 'corporation'. Technically speaking, you are a self-employed business person. Where self-employed business persons are concerned, such income verification policies increasingly want to see tax returns ( since all self-employed business and income records are self-generated, thus easily fictionalized ). This is an outgrowth of new regulations / policies intended to curb NINJA / stated income loan losses, and many real estate managers are applying the same criteria to new ( long term ) loans as to new ( short term ) leases.


    Again, technically speaking, you can sidestep the 'credit' aspects of a new lease ( and avoid the income verification requirements that stem from that 'credit' ) by simply offering to pay the entire 6 months worth of lease payments with cash up front.

    ^^^ Such is the life of the self-employed. Everything is harder. As if "regular" jobs are safer these days LOL!

    You might want to bring a copy of your bank deposits from the last few months, especially if you don't have your tax forms.

    ^^^ yup bank statements are sometimes useful. However, since there isn't any way to truly document the source of money deposited, from an official regulatory standpoint bank statements do not constitute verifiable proof of income.

    ^^^ You are right, but since we are dancers landlords ask for weird things like that sometimes. They think that between the time we filed taxes & the current date that something may have changed. The bank statements basically are good proof that you STILL have consistent cash coming in, regardless of where it's from - that's what her letter of employment & taxes are for.

    ^^^ again it really depends on whether your prospective landlord must follow some sort of 'corporate' policy / regulations ... in which case an 'employee income verification' statement from a strip club at which you are NOT an employee is of no official legal value, OR whether your prospective landlord is simply going through some sort of unofficial income verification motions for his own personal satisfaction ... in which case an 'employee income verification' statement from a strip club may or may not make him feel better !
