    Default Apartment needs proof.

    Uhhg , I took them my pay sheet (They seemed impressed)
    I told them i did webdesign =/ they said they need to verify my income
    i was thinking of just giving them a friends number and having them say they
    verified it. lol

    Any ideas . I know several of you have said youve gotten away with
    At home timesheets.

    I started working the day i turned 18.
    Didnt get a bank account untill about a month ago.
    so all i would have is 1 months income. Nobody will
    accept that , and i need out now , My parents will
    not let me cam while im here.

    and the first one that can find me something in this situation , go with them.

    My situation is a little bit different then other inquirers.
    Im 18 , im a chat model, and i get paid very well
    I just have a hard time verifying my income
    so im having difficulties finding a place.

    We are quite people , I have mild hermit tendencies
    so i rarely leave my house (thus the job i work)
    And i just usually stay at home and work.

    It is me , my husband , and my 1 year old,
    and we are getting desperate in finding a place
    of our own.

    We are looking for the 800-1000 range
    but we could be willing to pay more
    if its worth it.

    I keep spreadsheets of my work ,
    for my own purposes and thats
    about all i have as far as income
    now.

    are you in a position to save up for 2-3 months advance payment? that could help quite a bit if you can say that on your email too. Like 'as I know that you may need some guarantee that I can pay, I am happy to pay $2500 in advance" etc
    worst case scenario...
    you might have to stay where you are for a couple of months and just save like crazy

    He doesn't just need two most recent pay stubs? Payoneer is tricky since it lists the sites you're getting paid from but you can say you;re contracted to do content management for the sites (technically uh kinda true)

    Tell them it will be difficult to provide full itemized verified statements since you work independently and are just starting your business and are willing to pay a higher deposit in exchange for the presumed risk. Or offer to pay an extra month of rent upfront as a loophole. Landlords just want money anyway and if you offer it as a good faith gesture, they'll usually jump at it. Just get that in writing (email is fine) for when you move out in case its a deposit.

    If you don't want to go that route - tell them that you are super interested in the apartment and are ready to move in ASAP but need to know alternatives to their income verification process due to being an independent contractor... and say you're willing to provide it immediately (bank statements, credit report, your parent's saying you were agood tenant, whatever). Property managers just need bodies and money... and as grimey as this sounds there is usually a way around anything if someone wants your money and you're good for it. Being an upbeat persuasive negotiator goes a long way

    If this is like a mega corp property management company you may have a harder time negotiating... try the friend route? I don't entirely understand how that'd work if you're an independent contractor though since you'd have multiple vendors, right? Either way if you do that just google her cell phone first in case to make sure its not already out there connected with shenanigans. Just make sure your paperwork and what she verifies is accurate

    Also if you filed taxes, use a copy of your uh thing (jesus, sorry my brain is fried)

    Or go to the guy's office and say "Im rich bitch" and shower him with singles

    I'd suggest:
    -don't tell them your age upfront, anyone young is considered high risk. they should just know your age when you sign the contract

    -sex industry is a red flag also, no need to be specific

    -they don't need to know anything else about you asides from how many tenants, how many rooms you want, if any pets, if you're employed, and what you're looking for. your msg is sweet but vulnerability can open you up to brokers, jerks, and scam artists.

    -does your husband have income or a good credit history? (no need to verify here but just asking outloud) if yes, throw him in the application process as well since that's less burden on your verification

    I saw you said you get paid another way? Whatever that is, unless its straight cash, just submit that also. If its straight cash that you have deposited at some point, insist on bank statements or negotiate as there is probably more room to do so than it seems

    I don't know how much you make but I can tell you that web designers can make damn good money if they contract with the right companies. For a flashy website for a medium sized company, you could charge $1500+ for their website plus hourly fees if they need you to update their website or need tech support after that. The larger the company and/or the larger and flashier the website, the more you can charge.

    My sister in law worked with a web design company referring small businesses that didn't have websites and they charged $1600 for a basic website. I honestly would never pay that much but I have some HTML knowledge and know that a great website can be built with Wordpress (I have about 5-7 Wordpress websites right now and they look good, IMO).

    Ok.. I'll stick with the topic here.

    Either tell them you get paid by cash or fake an employment letter. I have done this once before and it worked for me. I wrote one for a friends and it worked for her. Simply ask them if they'll accept an employment letter. Most company will allow this. As long as you have the money to pay your rent each month noone will question you.

    There was another thread about this a while ago. I once had to get fake pay stubs, and a fake letter from my friend who fronted as my employer. He has a graphic arts business and said I was his project manager. I had my deposit and easily got in the place. They saw how much money I had and didn't question it. Seriously most people just want the money. If they are making it difficult to move in then I would move on to the next willing apartment/home owner.

    And I would not be telling them all my business. It is irrelevant. Only the money should be talking. Plus you say you are willing to pay $800 to $100. You should be able to get a nice condo, or townhouse for that price range. In that case you may be working with private owners who are even less strict and just need their mortgage paid.
    Taking a break from all unproductive shit will prove to be the best choice you can make.

    yeah like everyone else said, don't tell them you're a cam model, just say model then. Say you have no consistent verifiable income because you're an independent contractor and not with an agency. Don't mention adult industry, if its a woman she might definitely say no just because of that. And even if you tell a landlord and they let you move in, you don't want them spilling the beans to whoever. Location and privacy is key in this business and you seemed to have your share of creepers. Honestly, just from my experience with landlords, give them as many months upfront as you can. I know people with no credit, no verifiable income who threw down 6 months to a years worth of rent up front in cash and the landlord let them have it. Real estate market is horrible and no ones is buying. Lot of people are going into foreclosure and can't afford to pay for their homes. I know a few people who rent out units and lately they've been saying it's difficult to get someone to move in.
    Just look professional, they dont need to know your age, your desperation levels (they might prey on that), or that you're willing to pay more if it's worth it.

    Im thinking of making a fake verification email lmao , and put the call back number the 1800-number i use on my ipad lmao.
    But what company should i make it look like its coming from. Or should i avoid the company rout and just sign a name of a web designer and fax the letter to the manager. (yes shes a woman) and i wouldn't tell her i was a cam model haha, shes old and intimidating.

    1099's and tax returns, if you filed and if you claimed enough to meet their requirements. Exactly as they said, they're trying to verify your income and 1099's/Tax returns are one of the primary things they use to verify.

    Another option is renting a house. You won't have nearly as much hassle dealing with an individual as you will with a complex manager or property management company. Some of them will verify the same way, but some of them will just be looking for first/last months rent, your deposit, and a good feeling about you. The market right now sucks, so many people who have been trying to sell, have opted to rent rather than let their house sit empty.

    Ive been told that several times too , The only problem is , the houses only rent to 21+ in the certain part of Texas, and its hard to get them to break that.

    That's why you don't go through a management company or online search. Open your newspaper and start calling. You WILL find individuals who are renting on their own, who don't know jack about the process and have never rented before.

    edit: Craiglist is also your friend.

    I found my house on craigslist in a nice neighborhood. Private owner. The whole process was really easy. We almost didn't rent the place though, and I thought the guy looked like he was gonna cry. He must have been desperate to rent this. We left and he called us back to negotiate the deposit, and we came back, obviously. Private owners are really desperate right now to hold on to their property and rent their house. I found renting homes are a lot easier.
    Taking a break from all unproductive shit will prove to be the best choice you can make.

    Actually another option is to fill your gas tank up and drive around to neighborhoods you'd like to live in. Check out the For rent signs. Those are usually private owners. Take Cool Breeze's advice from there. I did that last month when I was looking and it's amazing how many people were willing to negotiate with me and even move out same day.. wow!

    Make at home time-sheets, and you should of told them you were a personal assistant or something and had one of your friends pretend to be your boss and write a letter....Telling them you do cam may have been a bad idea....
