    Dizzy Paystub? Apartment? Stripping... Idk

    So I am on my phone so I cant use the search bar. Sorry... Im sure this has been posted before but I cant find it on my phone. Anyway...

    I have to be out of the place I am living now by the end of December... In order to get into an apartment I need proof of income... Should I try to create my own paystub? See if my manager will create one with an estimate of average earnings or write a statement for me? I am already having to get an apartment with no credit checks because of an issue with an apartment earlier this year when I was working as a CNA and totaled my car and lost my job therefore lost my apartment sooooo I have that on my credit.... Anywho... How did you get into an apartment, or get proof of income?

    I do not have a bank account so no bank statements...

    I just started dancing about a month and a half ago so I dont have a tax return for lat year from stripping... I was out of work for about 9 months before I started stripping too.

    In Boston we have apt agents, I don't know if you have them out where you are. They act as reps for you to the owners vice verse. You sometimes never meet the landlord till you move in. If you don't have those, ask if you can shower reference phone number from your job. They can vouch when you started and how long you been there. They don't disclose your a dancer. You can tell them you bartend/waitress or if your don't care dancer. But sometimes homeowners don't like the inflex of working as a dancer for income. Some ask for a cosigner who has a steady 40hr pay job. Hope this helps.

    ^^^ not meaning to be the bearer of bad news, but a person with no verifiable source of income, a trashed credit rating, no bank account etc. really has only one potential resource to obtain a new apartment these days ... Section 8 Gov't Subsidized Housing.

    Ive called a couple of place and they all need bank statements. So..... to the bank I go to create a bank account and hopefully that will be good enough by the end of December...

    sublet, hit CL hard. I found my new apt this way, no check other than the one in hand and a meeting with then current tenant. Finding a roomie could work.


    But like with my first apt in a swank downtown major city with no credit history, CASH IS KING.
    get a large cashier's check of three months rent ++ and schmooze the hell outta them.

    Craig's list, private landlords, friends/family. You are going to have difficulty with big corporate landlords.

    As discussed in other threads, an apartment lease contract is basically just another form of unsecured consumer loan ... which essentially boils down to a landlord agreeing to 'lend' the tenant 6 months or a year's worth of rent money, and the tenant agreeing to pay back that rent money in 6 or 12 equal monthly payments. As with virtually every other form of unsecured loan, the lender wants to see some 'down payment' money ( first and last month's rent payments ) as well as some information in support of the tenant's actual ability and willingness to make future monthly payments.

    Granted that some landlords - particularly private 'mom & pop' homeowners with a single apartment - are less stringent in terms of tenant income verification and credit checks. And obviously with sublets, the landlord never has to deal directly with the 'sub'-tenant's lack of credit or verifiable income. But corporate landlords are bound by new regulations and corporate policies that now require all major lenders to assess / verify a would-be borrower's ability to repay and history of loan repayments.

    In fairness to landlords, they do have a lot to 'lose' when a tenant doesn't pay rent in a timely manner. In most cases today, the net profit margin on rental real estate is low enough that a single month's missed rent revenue can turn an expected annual profit into a loss. Also, evicting a deadbeat tenant and evaluating a new tenant involves additional legal and other costs for the landlord. Additional rent revenue is lost if the apartment remains vacant for several weeks during the 'transition' period. Also, with the number of former homeowners now seeking rental units increasing as the result of delinquent mortgage foreclosures, landlords are being 'extra diligent' that would-be tenants don't attempt to seek similar 'live in the property for free while the eviction paperwork is processed, appealed, etc.' situation at the landlord's expense. The strong 'renter's rights' laws that now exist in many states also increase the likelihood that a deadbeat tenant can continue to occupy the rental unit without paying rent for an extended period of time, which only compounds the landlord's potential loss risk.

    You have 2 options. 1.) Pay 6 months rent upfront, or 2.) go with a private landlord off craigslist, but the apartment you will get will probably be very overpriced or not a good deal for the money. Have as much proof of income if possible.

    Indeed, while 'corporate' landlords are limited by regulations and corporate policy in regard to renting to 'subprime' tenants, private owners of rental properties don't face the same limitation. Thus it appears that, with the rising demand for new rentals by would-be tenants with bad credit, low / unverifiable incomes etc. some private landlords are beginning to cater to 'subprime' tenants. And as GlamourRouge pointed out, just like 'subprime' car loans and 'subprime' credit cards, 'subprime' renters can now expect to pay higher total costs ... which is the 'subprime' lender's way of making up for higher than normal future defaults. However, there is still the potential for Section 8 housing assistance, which from the landlord's standpoint substitutes the creditwortiness of the US taxpayer for the lack of creditworthiness of the 'subprime' tenant.

    You should open a Green Dot card, it's a good alternative to a bank account that requires your social security number, but not a credit check. I used to have one and I gave my landlord the deposit history as a way of proving income. Green Dot only allows a max balance of $2,500 at any given time, but if you start using one right now, you'll have almost a month's earnings to show in deposits (which if that is 3-4x the amount of your rent, will be good enough for many landlords)
