    Default Landlord walk through

    i moved into my new spot on feb 1, and i got a text this morning that my landlady is doing a 'walkthrough inspection' on friday morning. as far as i know, they are happy with me becasue i sent in my march rent check early.

    is this normal? im thinking maybe its because i moved in the day after the old tenants moved out (they moved out end of janruary) so they need a comparision for when my lease is up in regards to the security deposit. either way, i have never had a landlord do a walkthrough. is this something that should worry me?

    *she is within her legal right to since she has given me 24 hr notice.
    The best thing i have heard in a strip club to date:

    me: uhh... i think you are misunderstanding what a shotgun marriage means. A shotgun marriage means you knock me up and my daddy shows up at your door with a gun and forces you to marry me and raise the baby. You mean elope.
    customer: hmm... nah actually i will take the shotgun marriage. At least then we would be having sex.

    Could be anything..

    - The security deposit is now due to the old tennants...maybe that is what she is checking out.
    - Maybe she is just walking through all the units to plan for any maintenance that needs to be done.
    - Maybe she had some code violations that she had to fix and the city inspectors are checking to see if it was done...
    - Maybe she just walks through every couple of months to make sure the place isnt being destroyed...or check for pets....

    In anycase, its probably nothing to worry about

    I wouldn't worry about it, it sounds like she is checking the place out from teant to teant. You can always throw something out there like...I'm out of town a lot, do you plan on another walkthrough? Just to see what kind of response.

    My landlord does this, its usually just to check over the property to see if there is any wear and tear which needs to be rectified. Like, guttering needing replacing, signs of damp etc. And as you said, to check for signs of damage for the security lease.

    It could be cause she's a nosy bitch though, so always make sure you are there when she says she is going to arrive. Most landlords are within their rights to have access to your property (if they have given you the notice) even if you are not in. My old uni landlord used to let himself in, have a wander round, go through the post, go into the bedrooms and on one occasion, i know he had been through my underwear drawer because there was no-one else living there and he had left the drawer open and there were pants which had fallen on the floor. I obviously disturbed him by coming home earlier than he anticipated. Im sure he is an exception to the rule (and a massive pervert) as most landlords are profesional, open and honest.

    Yes this is normal. I am a landlord now, and do quarterly inspections.

    Sounds normal, my landlords do fire alarm checks and window/door inspections once in a while. I hate them because my apt is always a mess

    Ive never had a landlord do walkthroughs before..whether private or corporate rental. I just moved into this place a couple months ago, and maintenance surprised me just a couple of days ago, he asked to come check out my fuse box and asked if everything in my apt was okay. It wasnt a total walkthrough, like he didnt go through my room or bathroom or anything, just a couple feet in the door to check my fuse then left...it took 1 minute, and he went down the line knocking on every ones door so it wasnt just me.

    I never had a walk through and the maintenance people only come around the times I say they can unless its a fire or pipe burst problem. But I work with my landlords sometimes fixing things so they pretty much leave me alone.
