    Default Buying land

    I'm about to buy a few acres, and I know nothing about buying land. Any suggestions/ red flags to look for etc?

    Also I'd say get a soil test done before you buy it! Wouldn't do you any good if there's a lot of toxicity in the soil.

    How about knowing nothing about buying land...... And still buying a few acres..... Hope it's not money you need.

    The intended use of the land makes a difference in what to look for - but in general - the quality of the soil if you plan on building a house - they will need to perk the land for a septic system - if the seller say they have had it done then you should verify it from the city or county dont just take the sellers work for it- any deed restrictions / zoning restrictions the zoning comm. can give you that info - - go to the water department and look at their maps to ensure you are not in a flood pain or a natural drainage area- what utilities are available to the property - I bought my land 11 years ago and was told natural gas would be available in a year or two - hahaha - still on propane - what is the water source - there is no cable where i live but my satelite service is great - i get my internet thru the phone line-

    you can educate yourself - dont let other people discourage you from your dream- I bought my own land and contracted the construction myself - i had never done anything like that before - did i make mistakes - absolutely - but - i saved over 150k from the lowest bid i received from a builder- none of my mistakes equaled 150k - i love my house and get compliments on it
