    Default Qualifying to Rent in Manhattan - Proof of Income/Employment - Please Help!

    I need a referral for an individual or small business that offers employment verification for escorts.

    It needs to be able to pass fairly rigorous screening. I can make paystubs and W2s of very good quality, but I need the following by May 2014:

    A company/individual/retired escort from whom I can purchase the following:

    - A letter on a company letterhead stating I have worked at "x" company for "x" amount of time and earn "x" salary
    - Said company must actually be legally registered and licensed to operate according to public records databases
    - An "employer" or "HR department" to respond to a reference phone call/email from the broker or landlord
    - All the accessories of a legit company: website, address, advertisements, yellow page listing...etc

    I know it sounds like a tall order but the 500 escorts on Eros Manhattan alone makes me think someone must be in business to actually get them qualified to pass the strict rental requirements.

    I've heard of girls falsifying the last 3 months of bank statements to reflect regular deposits. That and your past tax returns should be fine.

    I recently helped a friend in a similar situation, albeit not in Manhattan, by just writing a glowing reference letter, that this person worked for me was reliable and highly trusted, etc. the letter purposely avoided any direct salary / income numbers that could have come back to bite me, but apparently worked because she got the apt... It wasn't exactly what they asked for, but maybe gave them enough confidence that her rent would be paid on time, which is all they really want. Maybe you have a friend or client that could do similar?

    Ive heard that renting in Manhattan is *very* difficult...theres so much competition to get a place there, that even the dingiest apt can be super selective, and are incredibly strict and thorough with the screening process for renters... While Im pretty confident about the different tips and tricks to get an apt in your average city, that is one city where I do understand, its incredibly difficult even for someone on the up and up to get a place. All my friends who have moved to the city ended up living with a friend for awhile before moving to a different borough cause it was so hard to find a place in Manhattan who would rent to them, theyre all freelance musicians so kind of in the same boat as us when it comes to renting, but just having proof of income wasnt enough.

    So with that...when you do get a place, please update with what you went through and all what you had to bring and what worked for you to help others out who may move there

    Ugh, renting in Manhattan is a nightmare, so I never did it. I always just looked for sublets. I found all of my places on Craigslist, and never had any problems.

    Its probably next to impossible unless you have meticulous everything. If its a private rental (rare), however, it will probably be more based on how much they like you. This is to your advantage if you are a woman and look put together.

    The first place I rented in SF in my name (which is a similar market) I rented with a roommate. We both had scores in the 700s, proof of income (non self-employment), rental history, 2x rent for deposit, yet we still needed a cosigner.

    If you have great tax records, regular bank deposits, and maybe something to look professional like an LLC or business license, along with everything I listed above, and you're charming, they will probably take you. You still need to be the first to submit your docs, so make sure you get there first. Its so competitive though, that they look for reasons to reject people. If you don't have everything listed above including a cosigner with at least a couple decades of credit history, I would go the roommate route or look for place in another borough.
