    Default Luxury apartments and camming

I was curious to know how possible it would be to move into a luxury apartment on a camming income. I'm not asking is it possible to make that much to afford one (ones in my area are $1500-$2000 for a view of the skylineee!) but is it possible to get approved for one when camming is your source of income?

I rent out a home and I look at financial statements. The tenents need to show income of at least 3 times the rent via bank deposit records or pay stubs ( and I actually prefer their income to be more like 3.5-4 times the rent ). Most rental places have a similar ratio . You can call and ask what the minimum income requirement are and you'll need to bring bank statements showing deposits in.

But in terms of verifying where the income comes from would that be an issue?

Ok girl everything I tell you is secondhand knowledge but this is what I've gathered: If you consistently make enough to cam you can show the leasing office or person renting the apartment your pay stubs or proof of earnings or whatever, but often they will ask you to pay a significantly higher deposit upfront than they would ask of other applicants. I have spoken to several cam girls about this and they usually say they have to pay on average a 3 month security deposit as opposed to 1 month security, because your income isn't steady so they want that guarantee that they won't be screwed over. So it's definitely possible to get into a great place but if you are the only applicant they're going to want a significantly higher deposit, and if you can give them that they'll usually accept you.

It depends on how you get paid. If you get paper checks you can give them copies of your pay stubs, if you have payoneer or direct deposit that usually works as well. There are also online services that allow you to enter your payment info and they will give you bogus pay stubs, just sayin'.

it shouldn't be most cam sites will give you a letter of employment and if you make enough to be able to afford a luxury apartment and they still turn you down it's because they don't like your job which is unfair but I believe they can turn you down for that.

Tax return along w/ 3 months of bank statements (to show consistency) is what I was asked for. The source wasn't relevant.

Yes, people will do some crazy things to get into the home they want and this is one of the options of doing that. I'm not saying I condone it, I'm just saying. If you are good at photoshop (I am NOT), you can also screen shot your payoneer/bank statements and make it look like you are earning more than you are. Again, I'm not saying you should do it, I'm just saying that some people do and it's an option. Where I live I have never heard of a management company looking at past tax records, they only look at current income and there are ways of fudging it.

Ok thank you everybody! Like I said its not something that is going to happen very soon but I looked at the websites and found that downtown apartments are around $1700 for a 2 bedroom so I'm going to work my way up to the $1000 a wk camming club and aim to move by next spring.

Yep, this really speaks to where in the country/world you are trying to move to. I live in a border town and things are pretty lax as far as employment verification and such. Where I live it's mostly illegals and the requirements for employment/income verification are very low. When I moved here (I had a vanilla job) I was only asked to provide my two most recent pay stubs and no tax information whatsoever. Other parts of the country are obviously a little more strict, so it's best to do your research. I was actually looking at apartments near me for a friend and when I asked them the income requirements they were very upfront. (2.5-3x gross the monthly rent, and last two pay stubs.)

If you have at least 6 months of good bank statements or a good tax return you don't have to "verify" where the income came from. You can tell them you do modeling or internet consulting or wtfever and show them your income statements. You don't have to get an employer to "verify" this because you work for yourself and your bank statements / tax returns speak for themselves. As long as you have the income statements, the required deposits, and halfway decent credit you can rent anything you want.

If you want a luxury (read: competitive) apartment, you will need to pay a lot up front. And also, you will need to show the last 2-6 months of bank statements, and some will also require your last 2 years of tax returns. Some may also ask for clients as references (since you are an independent contractor), which some girls have faked, but they will reject your application if they ask for those and you don't give it to them.

If your credit score is under 700, they will ask for the maximum amount of deposit upfront. So if the apartment is $1,500 a month, in California they can ask for a maximum of $3,000 ($4,500 if it comes furnished). Because you are self-employed, they will also ask for the last month or 2 upfront, which can be an additional $3,000. They will also ask for the first months rent upfront of course, which would be another $1,500. So, for this example, they would want $7,500 ($9,000 if furnished) upfront before you move into the place.

Make sure there is nothing bad on your credit report at all, or it will likely be an automatic rejection. If they see any late payments, judgements, high balances, or collections especially, it will be an automatic reject. The more competitive the area is, the more selective the landlord or property manager can be. You are probably better off going through an agency in these cases.

In very, very competitive markets (San Francisco, Manhattan, and parts of LA), you can have everything above AND a co-signer with excellent lengthy credit history, and still be rejected for no reason.

If the apartment is really competitive (meaning tons of people are applying for it), they may outright reject you with a credit score under 700 and being self-employed (which you are). If you have any late or unpaid utility bills, or any evictions / judgement on your credit report, they are also likely to reject you.

Its not so much about the price or the hoops Ill have to go through...its just a selfish and partly unnecessary goal. So when I'm 40 living on a cul de sac with 4 kids I can think back on my deluxe apartment in the sky lol

I know buying is not always the best option..I know what you're saying cause I found out about this gorj condo complex near my vanilla job..wooded area, indoor swimming pool (total swoon) 2 hot tubs, workout room, more. Great floor plans, most of the 1 bedrooms have 2 baths, are 'convertibles' so you could make like a dining room into a bedroom & rent it out to a roomie if needed.

Same here. If you have less than 3 years tax returns they may ask for a letter from your accountant to verify you will earn what you say you will too.

I wouldn't mention anything to do with work in the adult industry if i were you. My tax returns show my (very vanilla normal looking) business name, and I tell them I do freelance accounts/ sales/ consultancy/ whatever fits the bill at the time.

Kind of off-topic I suppose, but this is another good reason to have an LLC. You can pay yourself a wage from it, and even make each "paycheck" look like a legit paycheck by having it be a similar amount ($1200.53, $1210.47, etc). Simply deposit the rest elsewhere. It's all on the level if it's done correctly.

I wouldn't recommend a fake pay stub. That's fraud and if they find out they can break the lease since you provided false paperwork.

Oh my goodness. Have you ever seen those banners where it says "find out if your credit card is stolen! enter it here!" and its nothing more then a random box for you to enter your CC number/exp date and 3 digit code- and its like yeah right, if it wasnt stolen before, its going to be now.

^this whole make your own paystub thing reminds me of that. It smacks of opening yourself up to identity theft. I really hope if you go to the site you just use it as a reference and DO NOT enter any kind of personal info (name/address/ SS number/tax id number) on a random unknown site so they can generate you a phony slip.

I mean where are you uploading it? Its going somewhere. Its not just a generator. The person who wrote the script most likely is able to access records of everything that was typed into it. So perhaps if you want to go down that route for whatever reason- use it as a reference, enter false info and then photoshop your correct info in securely.
