    Default Proof of income on rental application - quick question

    I'm applying to rent a house but I have like 10 sources of (camming, vids etc) income. Right now my plan is to send a copy of my 2012 tax returns, but the problem is I am making almost double in 2013 than I did in 2012. I was thinking I would send a copy of the income deposits to my bank account, but I don't want "MGF" "dailypay" etc showing up. Do you think it would be okay if I blurred out the names of who the deposits are from, and just leave the dates & amounts? I listed my occupation as independent contractor - model. What do I say if she asks me to explain why the names are blurred?

    If I were you I wouldn't blur anything... Increase in profits, increase in sales, pay rises, etc are nothing suspicious, but I generally find that if you treat your own biz suspiciously, others will too.

    I was worried about the "Streamates" word showing up on my bank statement, (heck, I even had to spell the word: "STREAMATE" out to one of the estate agent reps so she could jot down my business!) but no one cared.

    For sure, that's what I was thinking. But I don't want this woman to search any of these terms and potentially find PICTURES of me all porno'd out lol. Some of the deposit names bring searches to small sites I'm on that I could VERY VERY likely be seen on the first page. Some even link to stripperweb. Idk I'm stressed out.

    In my own experience, they are more concerned about your references from the landlords of previous rented properties and if you have the cash each month to pay rent. Generally I've found that if you have a great ref and good income, they're happy. But then, I guess it depends on how "elite" the agency is.

    It's just a woman renting out her own house. She seems very free spirited and open but also motherly at the same time - so I feel it could go either way. I suppose there is only one way to find out. Any suggestions for if she asks if she can call any of the people who issued the paychecks? Idk how to explain hey lady I do all the work myself lol.

    In this case cash is definitely king. It might be different if you were going through a major real estate company...
    The way the economy is right now people are DYING to rent out their house so they don't go upside down on their mortgage.
    That being said I don't see a problem with blurring out your income and saying its affiliate marketing...Ebay sales,..amazon sales....whatever!..(It makes sense too because most people I know who are in IM are VERY secretive about where they get their $$ because they don't want their market flooded.)
    I'm a proponent for the less people who know you cam the safer you are.... I had a friend who rented a condo, flat out told the landlord she was a stripper and she was fine, got the place and all... however I really wouldn't want people knowing that. Just because the person you tell doesn't pose a safety risk to your off cam identity doesn't mean they wont tell someone who will put two and two together.

    Ps....I know some people might link to this thread and say there are a ton already posted but I'm happy you posted it... Im going house hunting this weekend so we'll see how the income thing actually pans out for me... Luckily I have an amzon store so I get direct deposits that say "amazon"/..... the landlord doesn't have to know that only about 20% of each paycheck is actually profits...lol

    Well what I do is I pay myself from my business account so it shows up as a direct deposit from MY VANILLA BIZ, LLC. I know that's not something you can put together right at this moment but it's a suggestion for the future, keeps an extra layer of privacy/legitimacy.

    I'd photoshop some of them or "edit" the company names, the others like MGF shouldn't pose as a risk as it could be anything. If you do decide to blur them out, just tell her that the company's account number was showing and you didn't want it revealed.

    If you can get a reference letter from your current / previous landlord, that would be very helpful. Also, can you print out a simple transaction history from your online banking, that doesn't show as much detail as an actual bank statement?

    If your income from 2012 is sufficient for your new rent, then there's really no need to show anything but the 2012 tax return.

    True unless she is in competition against other renters where the landlord can pick from a pool of applicants...
    Usually that only happens if its a desirable neighborhood/house but a higher income can set you against the competition

    I just got approved at a big apartment building that does credit and background checks. I said I'm an independent contractor(website marketer) for several companies. The tricky part was mgf, nf, and mfc showing up on my bank deposit page, and I couldn't use my 2012 1099 because she only wanted 2013 check stubs or statements, and she wanted to see the company name on the bank statement to prove it was actually a biz depositing the $ sigh.

    So, I printed my statement showing deposits only, and she accepted it. The only company she asked about was "nf" and I said it was Netflix lol. MFC would've been Manulife Financial Corporation and mgf would've been MGF Customs (a gaming site) had she asked. Sneaky, but it worked. She was overall nice about it, and didn't pry with too many questions.

    Now, a private-owned place should be much easier to get into without as much skepticism.

    Hence a reference letter from current/previous landlord can be helpful, especially when presented with the application. High income means squat if your payment history or credit references aren't quite up to par. Most people will simply rely on income / credit checks, but taking the extra step to show good payment history and positive reference from another rental can make a bigger impact, especially when your income may seem unjustifiably high for a young single woman...

    Also at the end of the day, I've always found that your own confidence and simply showing up with the money make a huge difference. If you act nervous or sketchy, that does not help your case (like Incantatious said above). I never rented in shit neighborhoods LOL.

    ^I agree with the above. She called my previous/present landlord, and I got good feedback, so that helped a lot.

    Also, it's in a decent neighborhood. Not Hollywood or anything, but decent.

    Only rental agencies care about credit, but you said its a random woman, so she probably won't be going off credit. We all know accidents, injuries, and illness can occur and lead to bad credit. Just show her last 3 months bank statements, and you can always edit out the name of the company paying you. Its not technically legal, but it wouldn't really harm anything.

    In my experience of leasing houses and apartments, your schedule C (usually one page from all that tax paperwork you do every year) will suffice. It will not show all the ways you get paid and from whom. That should suffice along with any letters from previous landlords regarding your payment history and what kind of tenant you are. Just ask the lady what she will need in regards of payment history. Some landlords only wanna see a bank statement showing your deposited income. My online bank account allows me to create reports with income only, and I always black out the name of the company paying me. I hope that helps.

    You could ask your bank for a printout that doesn't show the names. When I worked at a bank, we could control what info showed up on printouts, like with check marks for columns. You might even be able to do this on your online banking page.

    Payoneer statements count, also. Its a banking service through Bank One in Belize. But they are still bank statements. That's what I used.
