    Default any other lanlords out there?

    I have a rental property and I signed a contract with a relator to rent it out for me. I've been out of town and ptting the finishing touches on it for the last few months and it's basically finished( yay) it's been a year off hell. Anyways I'm none the less happy with this lady she argues with me constantly( about her cleaning lady doing a bad job and saying I was accusing her of lying when the lady said she logged 20 hours on the property( it was gutted and all new everything was put in except the bathtub which was fine and the refrigerator( which was 2 years old) it's been vacant a year so I don't see how it took 20 hours to clean. Anyways she called today and said she has a couple interested, they are young and have a 3 year old boy. Not really what I was looking for since I remember how my daughter was at that age and all I can see is banged up walls, ruined paint and carpet which is all NEW! I was out of town the day after I signed a contract with her and after many requests to email me a copy she never did. She also told them 1100when it's supposed to be 1150. Her contract is up soon so I feel she may just be rushing to get anyone in there. My question is do I have a right to meet with the people and request financials, credit/ rental history. I'm sick of arguing with this women and I could just hear her say no Michele that's what I do. I want the info though and would like to see the people. Since the last two times I didn't use a company.

    Realtors.... You have a right to ask for any financial / credit info you desire, not sure if it is legal to discriminate against kids, maybe research your state before using that criteria. Check your contract to see if she has an exclusive, i.e. she is due a commission even if you rent it. If so maybe wait her out. It's always best to say you accepted another tenant vs rejected someone... Put any requests to the realtor in writing, resend asking for contract, etc. Fire them if they don't perform...

    I know I can't discriminate but she could say were looking at a few applicants but she's such a bitch she probably won't since she just wants her money. I don't think I'm allowed to bring in my own applicants but again she never gave me a copy of our contract. I told her I definitely wanted non smokers and no pets and she says today oh they have no pets. I say well are they smokers? She says I don't know but if they are I know they won't smoke in the house. I'm like sorry but they're young and if they are smokers they aren't going to go outside every 30 minutes( or whatever) to smoke and she was like " well I know they will because the way they cared for that baby, they wouldn't let anyone near it but I don't think they smoke anyways. OK.

    You can definitely request the credit/financials etc. If there is anything slightly fishy in those docs you can use that as an excuse to bail if you want. I would insist on the $1,150 and if possible request a larger deposit because of the child.

    I would also meet with them, if you like them and they seem like good tenants great. If you don't like them and they are smokers I think you can likely use that as a reason to bail. Good luck!

    Even if I have a contract with realtor I can ask her to see the info? She told me she does a background check, credit, financial. She also told me she charges both 50.00 to fill out the app.

    It's your property, you are the one who is at risk should the rental go bad. You are totally entitled to see all the background information to make an intelligent decision to mitigate your risk.

    It seems this realtor is pretty pushy, as the property owner you should really be in the driver seat.

    One of the thing you pay the property manager to do is the credit check. They tack it on to your cost. That is pretty standard.

    im a landlord. 30 units. plus i wholesale, etc,

    you have the right to ask anything. and get it. you are the owner, the client....

    pm me for more info.

    profit in our area can exceed 15 to 20pct roi so we dont fool w money

    Your real estate broker is licensed by some agency. You should look into whether he has broken any of the rules, and whether you can file a complaint. Failure to communicate with the client (you) and refusal to provide a copy is probably a violation of the rules that govern his conduct.

    ^ They are in the application phase atm. I haven't talked to her today but when I do I'm going to tell her I want to go over everything and that I want to make the final decision not her! I didn't go with her managing the property for me so she just wants her money! Yeah Jinboe she has been a nighmare to say the least. Well in the way she communicates with me any ways!

    Yes, she is doing all that. I wanted to know if I could have access to the credit report , financials, rental history, all that.
