    Hi girls,

    Just wanted to share this with you I'm apartment hunting atm, and have found this apartment which I REALLY want. I went to the open house session and had a chat to the real estate agent, who's a young girl (new in the job). Looks very pro, but if you look closely it's all a facade. And she's also WAY too positive about the apartment! She "casually" asked for my email so she could email me some papers on the apartment.

    A few hours later she emails me 14 (?!) attached files. A few days later I bring a building inspector to have a look at the apartment, and afterwards she emails me to ask if I'm interested and that I am welcome to make and offer. I do, to which she replies that a higher offer has already been made and that that offer was declined by the seller. I tell her that I need to talk to my bank, that that I'll pop by at the next open house session.

    So. A few days ago I walk pass the apartment (I live in the area) and realise that there's been a break-in at the apartment! There's a broken window and someone's tagged on the walls in the living room! I decide not to go to the following open house anyway.

    The day after (today) she emails me this: "Hi there! Did you manage to talk to your bank yet? Just wanted to let you know that there were a few interesting buyers at the open house yesterday. I just wanted to let you know since you were the first one to look at it, and if you still want it, I'm happy to help you to buy it !'.

    WHAT THE.... She's the WORST sales person I've ever met:

    - She tells me that someone's bid higher that me, but then tells me that I'm the first who's shown interest
    - She emails me instantly after the open house (where the house most likely has been vandalised) to ask whether I've gotten a loan at the bank
    - She puts on the "There're many other interested, I would hurry if I were you..."-speech
    - If there were many others then why would she pick me, the lowest bidder?
    - She doesn't tell me about the vandalism, which proves that she's a liar

    Basically she's like the new girl at the club saying: "Hi there! Have you been to the ATM yet? Just wanted to let you know that there're other men waiting for dances with me right this moment, they'll pay me a fortune, but I'll get a dance with you instead, since you asked me first"

    I'm in real estate & sounds like she is working you . If you still want the place bring up the vandalism & look for comps in the area that will support what you want to pay. As a agent my favorite call to make is calling someone back to tell them that they waited to long & someone else bought the property. She tried to create urgency with you by bringing up other offers but failed. I would let her know you were looking at other properties & you spoke to the bank & you are a real buyer.

    I still want the place, and as far as I can tell I have 2 options:

    1. Play with open cards, bring up the vandalism and bargain.

    2. Pretend like I'm stupid (I might not have bought real estate before, but I'm definately not stupid ), tell her that the bank wouldn't increase the loan but that I still want the apartment for a low price, if it's possible. I could hope that she'll be so eaer to sell it that she'll keep the information about vandalism to herself and rush the deal through.

    I'm pretty sure that she doesn't have any other buyers, the apartment has been on the market for 4 months now.

    I always lol at the "well other people are putting in an offer, so you better hurry" line. My husband and I looked at a house when we first started hunting, looked ok in the pictures but it was essentially a crack den (considering the doorbell on the back door and other awkward additions) that had been stripped and looked like it had been "decorated" by someone who took shrooms, watched Alice In Wonderland and decided to paint. WAY overpriced, and it was 9:00pm, the listing agent told us that a couple were going to be putting in an offer at 7:00am the next morning so we should make an offer right then.
    NO.
    I would tell her about the vandalism then mention the bank, and that you won't pay more than your original offer, but she's welcome to contact any of the other "interested buyers"

    Somewhere right now she's on a real estate forum complaining about timewasters who keep talking about buying a property but then are all like "maybe later, I just got here and right now I just want to look at the property."

    "Oh and then she starts trying to negotiate with me, complaining about vandalism and looking for comps. Girl, you're at the wrong real estate agency if you want extras. I mean, you know she's going to show up at the next open house and not buy any private properties. It's because the other real estate agents e-mail her outside of the agency that she knows she can get away with it. How do I compete with OTA girls and sell more private properties if I refuse to give comps?"
