    Default moving

    okay i know there are a few threads on this but i got lazy searching for them. im on SM and for the last two months or so i average around $2500 a week. im wondering about how applying for places went for girls who cam full time. what did you tell them your job was and did you have any problems? im looking to start applying for places at the beginning of next month

    i've always gone with "independent contractor" or something else. depending on where you want to rent from ( like the bible belt), saying you are at all connected with the adult industry will get your app thrown in the trash immediately. there's still a huge stigma. plus, i hear its not exactly legal to cam from some apartments, zoning or something of that nature. trying to find the thread i read that in..

    The ever popular 'internet sales' usually flies pretty well ... and also explains why you may not be coming and going from your apartment on a regular schedule.

    However, a larger problem when trying to rent from a 'corporate' landlord may be income verification. Like all 'lenders' these days, 'corporate' landlords are going to want to see financial records showing that you have been earning enough money to be able to afford the 6-12 months worth of rent that you'll be signing on for. If you only started camming full time a couple of months ago, there probably won't be any 3rd party paper trail ( past year tax returns, bank business account transaction statements etc. ) to submit as proof of income. Income verification isn't a problem with 'mom & pop' landlords, though, since they aren't officially considered to be 'lenders'.

    I was having a hard time getting management companies and rental agents to help me. I put internet sales but they just weren't interested so I had a close friend that owns a business put me on his payroll and 2 days later I had a new place.

    I got a tip from a friend when I needed to move into a new place but had been working self employed for a while and he told me about a place that was easy to rent from. All they asked me for was 3 months worth of proof of income from bank statements, etc. showing I made 3x the rent.

    If you can figure out which places have more lax requirements then you are good to go. On the flip side you have to make sure its clean, safe and professional management also.

    Go with Camden properties. They've never asked for any check stubs. All I put down was how much I made. Just put that you're not working and list as other income from your guy and put that he gives you 5000 a month. I've lived in 2 of their properties and never had to show proof of income. And their properties are nice and upscale. Www.camdenliving.com

    for the past two months i am averaging about $8000 a month. and i will have more than a year amount of the lease in my bank account, will this help? so will about 2 or 3 months of bank statements showing im making about 4x the amount of rent maybe be good enough?

    ^^^ you can offer to pay the full 6 months worth of monthly rent in advance in lieu of signing a lease. The real problem with income verification etc. stems from the fact that a lease is essentially a 'loan' for 6 months worth of rent payments being given by the landlord to the tenant, which in turn triggers 'income verification' and credit rating issues regarding the tenant's ability to make monthly payments to repay that 'loan'.

    No lease, no income verification or credit rating issues !!! And the explanation of having just started a successful 'internet sales' business dovetails nicely with that scenario. If you have the cash available, all this option really 'costs' you is 6 months worth of 'lost' interest earnings on your bank account ( which is what, 10 bucks these days ? ). And another 6 months down the road, you'll have both several months worth of 'business' bank statements, plus months of personal interaction with the landlord, to help transition to a lease.

    However, also keep in mind that if you will have 3 * $8k per month or ~$24k in 2013 camming earnings, you're going to need to pay out something like ~$4-5,000 for estimated SSI tax, estimated federal income tax, and potentially estimated state income tax by January 15th. Don't short-change yourself on your available cash.

    ^ thank you for all the info. ive been putting aside $15,000 for taxes. and living in california the state taxes wont help my situation what so ever lol. thats why im trying to move out of this state as soon as possible. so i plan on paying the first 6 months in advance, hopefully that will help

    Indeed with an $8k * 12 = $100k annual income, SSI taxes + federal income taxes + state income taxes will probably consume 35%+ of your gross income. Moving to a zero income tax state would thus directly save you about $ 7-8,000 per year in Cal state tax alone, on top of reducing your typical cost of living expenses.
