Default Apartment went up $350 Over night.

Ive been waiting almost 6 months for a highrise.
They dont come avalible ofter in the part of downtown im wanting to be in, And im getting really discouraged\
I have a unpaid fine that will go into effect at any time, and once it dose i wont be approved, even though i already have been, and paid for it twice.

We had a move in date for feb 1st. We went and viewed the apartment on the 15th floor and i wanted to wait for something alittle further up.

Now its been 2 months, and one became avalible last week, I worked all week and didnt have the time to go in and do the forms.
We where going in the morning, and i just refreshed the page to make sure it was still there, and now the rent is increased $350!!
    Im getting really discouraged.
Its on the 30th floor, and those are RARE here.
I dont want to put myself in a situation i cant afford.
Should i wait, or put my deposite down?
My husband dosnt want to, He says its too expensive, but i will souly pay the rent.

I've never heard of this. If you signed a lease then it can't go up until that lease is over unless you're on some month to month program. Then again maybe rent laws are different where you are but a contractual agreement of monthly rent typically stays the same for the term you agreed upon. Also a hike of $350 over night sounds a tad odd.

No, The rent hadnt, i opted out last time, i never signed a lease.
This is just stander prices, which are subject to change.

I missed out last time, and ive been waiting for the apartment i wanted

to become available, and now one has, but it was went up $350.

So im asking if you would go ahead and pay the extra, just to assure that
you get the apartment you want, or wait and hope it goes back down
to the price my heart was set on paying, and i knew i could afford.

Im going to try and explain it better lol.

Had one picked out, had doubts and decided to wait for a apartment i like better to become avalible.
Underestimated the time the wait would be.
Its been 2 months and 1 week ago one became available, prices are listed on the site, and the amount was $ *,100.
I coultnt get to the leasing office this week, but i was going to go monday.
rechecked the website today to make sure it was still available, and it is, but has changed from $ *,100 to $ *,450.

Now im torn as i dont want to pay that much, but i dont want to miss out on another apartment.
Its possible it will go back down, but not for sure, and who knows when and if it will be available.

^ Ohh I get it it's for a new apartment and the prices were raised recently. I would still call them and tell them about their original pricing. Maybe they have certain apartments that haven't been raised yet or they may cut you a break.

You know your fine is gonna kick in at any time, which may make it impossible to get.

Prices aren't going DOWN anytime soon.

Looks to me like your options are - take it at that price, or decide you don't need a highrise apartment. I don't think there are any other options.

Agreed that this might become a BIG issue if you don't sign this lease immediately.

Actually, sizeable rent price increases seem to be becoming very common these days. This is arguably the result of several recent developments ...

    - lack of credit-worthiness + rising mortgage interest rates + increased down payment requirements have forced many people who would have become homeowners in previous years to continue to rent ... thus tilting the supply versus demand balance for rental units.

    - rental real estate has recently become a popular 'alternative' investment for hedge fund investors ... and those investors demand that they receive a higher rate of return than they could otherwise receive via gov't / corporate bonds ... thus rental property managers must raise rent prices to deliver that return or risk investors selling out.

    - local governments have been enacting sizeable increases in property / school tax rates to cover rising ( mostly retirement and other benefits related ) costs for city and school system employees ... thus the higher tax rates are being passed through by rental property managers in the form of higher rent prices.

Also, in certain areas which are actually experiencing high economic / population growth ( generally due to gas / oil, due to high tech, etc. ) the local demand for rental properties ... and especially for 'upscale' rental properties ... has increased tremendously. Thus in these certain areas, landlords are able to charge whatever rent price the local market will bear. It sounds like this particular situation may apply in the OP's case.

I hate to sound like this, but maybe he is right. If you have an unpaid fine that it about to jam up your credit, maybe now is not the time to be taking on an expensive rent payment. That money could go to better use, like, well, paying off that unpaid fine.

When I first graduated college and got my first professional job, I too rented a very expensive apartment in a high rise. It was a stretch given my income at the time, but I wanted to be closer to downtown and I was tired of living in the dumps that I used to live in when I was in college. It was all very novel and fun for the first several months, but eventually the novelty wears off and all you are left with is a very expensive monthly nut to cover. In hindsight, I could have improved my living conditions in a lot of less expensive ways, such as renting a place better than what I was in but cheaper than the high rise, but I fell in love with the thought of having a place high up with a city view.

Rent is just that, rent. It doesn't improve your life over the long haul. Worse though, what happens if you get sick for a few weeks and your income drops a lot for a month? IMHO you don't want to live someplace your expenses are so high that you cannot absorb the natural life issues that sometimes come up.

    In any event, good luck!

    i agree,

if you cant afford your current debts (unpaid fine) then why take on bigger payments?

solve the small problem before it becomes a nightmare,

stay where you are and pay that fine, it isn't going to go away by itself

Why not pay the fine, before it turns into a warrant?

I don't want to pile on - but you've had a lot of shit go down in your life recently (detailed in 2 threads, last one here - https://www.stripperweb.com/forum/sh...a-big-ole-mess) - so I am genuine when I am asking if this is a way of trying to change your life in an easier way than the stuff that's been going on. Kind of like how people think having a kid, or moving to a new place, etc. - it will help their lives, when its main function is to take attention away from other parts of your life.

If you can't really afford it, you shouldn't add financial stress to your life. If that is what your husband is saying, I really understand where he is coming from - living beyond your means is not going to help. Do think on this VERY carefully - as the others have said, if you can't pay the fine, then that's a red flag as to increasing your basic cost of living. Hope that helps.

a good rule of thumb..if your rent exceeds 1/4 of your monthly net income, don't do it. most renters won't even let you do it, even if you wanted to. don't break the bank and put strain on yourself over some fancy apt that you can't easily afford, its not worth it. life is expensive enough with plenty of bills left over aside from your rent! stripping is also very up and down. you'd better be saving every penny during the busy months to make up for the slow.
plus your other half is having doubts, and since you two are legally bound together, i'd find something different.

Call them and see if they can honor the original price or let it go. That's $4200 extra a month. Ask yourself where should or could that extra $4200 be going?

Thank you all so much for your advice, And its brought allot of insite.

I am going threw a very hard time in my life.
Ill lay it down straight, I got sick.
I had a relapse, and ended up going for a few month (2) stent on the hospital, these are my bills.
After that , a few months ago we decide it would be better to move into my parents home until i was better.
Once i started getting better, I missed my friends, and knowing nobody in my hometown anymore, i reignited with
my old friend (thus other threads) and started getting on here more too sooth my loneliness.

Im finally sound health wise (have been for several months) and when we realized we where able to go out
into the world on on own again, we started looking for homes.

The rent isnt extreme to begin with. I blurred it out so everyone would feel more comfortable without the money part.
I was just curious if you guys would pay the extra, when you had your heart set on the lesser.

Side Note: One became available WAY cheaper today. going tomorrow to lease.
This one is the original we looked at first, still not happy with the floor its on thou.

Dont go for the apartment that went up $350. Status and luxury is nice but in reality the people n life that matter r the ones who r ur friend/partner no matter if u live n a cardboard box or a mansion. Live below your means..It is the smartest way to go..getting stuck with a nice place/overpriced one where u may not make the rent some months just isnt worth it imho.

I know, and we had decided against it, Not that $350 is a huge deal, But the whole point we where moving downtown is to be able to walk to places, and whats the point of walking to places if we arnt financially comfortable.

The rent here is the same as our last housse.
Although we will be moving from a 3 story home to a flat, lol.
We are just us 2 and our 4 year old, and its a 3 bedroom.
Although ill miss the extra space we had, Im really looking forward to
experiencing my dream, and im really excited to give my son a neat unique childhood!
(My aunt had a flat in the city growing up, I only visited a few times as she was snobby
but since the first time i was in it, i always wanted a home in the sky to myself.)

The one we are signing for is almost $1000/m cheaper then the other.

people who do not pay fines end up in court and/or jail,

i would highly suggest making the fine your number one priority,

I did the overpriced downtown apartment thing for 2 years. It was amazing for socializing, dining out, clubbing, walking everywhere. I had a freaking blast all the time. A huge plus is walking to and from bars, no DUIs to worry about, no paying for downtown parking or valet services. Other stuff to keep in mind, the afterparty is always at your house, this can be a plus or a minus. Everything is so close, you end up going out more and spending more money. Budget not only for rent but for brunches, dinners, concerts, bar tabs and all the other fun you'll be having.

I was going to list some minuses but honestly I had so much fun living downtown. The stimulation was worth the money for me. You are young, fuck-it, enjoy yourself. Yes, its a bad financial decision and sometimes you'll go out too much, work too little and stress over bills but hell, you only live once.

I have to say I agree with Lacy. I'm sure whoever said "live below your means" was trying whole heartedly to give you good financial advice but there are other ways to save money and be financially sound than downgrade your ACTUAL lifestyle., Maybe don't buy so much designer clothing or limit eating out to a few meals a week but the day-to-day of living in luxury or not is not even the same thing.
