    Arrow Real Estate Broker NYC

    Hi all!
im new to the site and forum. I don't even know if I should post this here or elsewhere so I'm sorry of it's miscatergorized. I'm wondering if anyone knows or has dealt with real estate brokers in manhattan that specifically deal with adult entertainers? Any help would me appreciated and again I'm sorry if I posted in the wrong area. Thanks!

Default Re: Real Estate Broker NYC

When it comes to NYC real estate agents, they really could care less regarding what a potential client does for a living. Hell, the 'favorite' NY real estate clientele these days seems to be Chinese businessmen who arguably left China with their ill-gotten money one step ahead of a firing squad !!! If you're flush with cash NYC real estate agents will love you !

However, if you're NOT flush with cash, and are thus going to be looking for a 'credit' financed lease or mortgaged purchase, that's a whole 'nuther story. Corporate landlords and prospective mortgage lenders are going to want to see past year's tax returns, income verification, etc. And mortgage lenders are going to perform a 'risk analysis' which involves not only your ability to make mortgage payments 12 months from now, but also your ability to make mortgage payments 12 years from now. From a 'credit' standpoint, all self-employed persons are considered to be high risk ... and self-employed adult entertainers are considered to be even higher risk ! Additionally, some corporate landlords as well as some mortgage lenders have policies which are straight up anti-adult entertainment ... regardless of the actual income level or creditworthiness of the particular adult entertainer.

Thus, if you are seeking 'credit' financing versus paying cash, being an adult entertainer can run you into major problems. But any such problems will come from the corporate landlords and/or mortgage lenders, NOT the real estate broker.
