    Default has anyone had a beach house?

    it's really like my ultimate dream to live on a beach like house right on the beach
    i have heard ppl say its not worth it..or its dangerous because of hurricanes or flooding and stuff.....but i feel like they are saying that because they are jealous

    i would just like to hear the experience of anyone that has had one or lives in one.

    I grew up at the beach, and I loved it. The climate is reliably not too hot or cold, the ocean air is amazing, but i'm sure like living anywhere there will be drawbacks. My advice would be to rent a place near the beach, to decide if you like the whole setup.

    My house is across the road from the actual beach and 'uphill' about 8-10 ft from normal high tide. 1 minute walk required to cross the road, in exchange for much lower house purchase price, much lower risk of hurricane surf damage, etc.

    Okay it wasn't MY house, but my grandparents had a house on the Jersey Shore that was destroyed in hurricane Sandy. There was 8 feet of water damage and my grandfather ultimately ended up having it bulldozed down and selling the lot. It was very devastating for my entire family since the house had been in our family since the early 1920's. The crazy thing was is that not ALL areas of the Jersey Shore were as damaged. The sand dunes protected parts of it. (At my grandparents house the bay was like ten feet from the house so they were pretty screwed when the hurricane hit)
    I still go there 2-3 times a year regardless of the house being gone, and in my childhood and teenage years I would go for a month every summer. Those were hands down the best times of my life!!

    My other set of grandparents have always lived on a beach. They are across the street from the ocean and have never had any severe problems. When a storm hits the street gets flooded, but that's really it.

    Like Melonie said, if you live a minute or so out from the water, you lessen your chances of hurricane and storm damages. (While still getting to enjoy all the amazing perks!!)

    I have! I've only rented, though, never owned.

    Pros:
    Unparalleled beauty and coolness

    Cons:
    Generally very windy always
    Certain tides smell horrendous
    Out-of-towners crowd your neighborhood all summer
    Poor sandy soil usually (if you garden)
    Tsunami and mudslide risks. Erosion is an issue if you own because your property can disintegrate
    Seagulls are noisy and poop everywhere
    Rust can be a serious problem for Northern beaches
    Sand is like glitter ... really hard to get rid of
    Wet things (your hair, mopped floors, laundry) take forever to dry

    For most people, the pros outweigh the cons! I loved living on the beach. The ocean is so beautiful!

    I lived on the beach for the past year. Do it bb. I had a nightmare neighbor but besides that it was amazing. I lived in a space the size of the shoebox but it was worth it because of the views I had. One of the only things that suck is everything will rust. So don't bring any good metal furniture or fake jewelry, etc. xo

    The insurance premiums are about 90% subsidized by the federal government.

    OK, they used to be. My information is dated. At the time I had heard the annual premium would be about equal to the value of the house, in the absence of subsidy.

    ^^^ post Katrina / Sandy this is far less true than it once was. ^^^ A personal acquaintance in Jersey was forced to pay off his mortgage prematurely, and 'go naked' on future flood damage, to avoid facing new bank mandated flood insurance premiums in the ballpark of $15,000 per year !!! And while I don't have specific figures, this is also the arguable reason that the New Orleans 7th ward has had comparatively few houses rebuilt. These stem from FEMA issuing updated 'flood zone' maps last year which create different categories of risk thus different insurance premiums to go along with the different risk levels.

    ^^I have also heard that after hurricane Sandy some insurance companies argued that houses were damaged due to an electrical fire/something else, not the flood, and didn't pay out flood policies.

    thanks u guys gave me a lot to think about

    i would def. be renting, and it would be the beginning of next summer.

    i already live near the ocean, like pass it on the way to the grocery store but never go to it lol. (super humid- used to the rust already )

    i want to be in a warm climate so i can go on the beach a lot but i would also want 2 see it from my window

    and...i want to garden because im really starting to love it...but im sure i can do it in pots in planters like i do at my place now.

    i would realllly love a nice quiet not crowded beach....but that also needs to be in a place with good internet for work.



    if anyone has recommendations of areas i would love it, even if its not perfect...where i am the beach houses r either not for rent (or the ones that are u dont want to live in lol), or like 4 million.

    I used to live fairly close to the beach a few years ago. It was about a 15 minute drive. I've watched many a sunrise and to this day I regret leaving that town. I already know the type of place where I want to retire at my age. I'd love to go to the beach overseas or in a more exotic location that where I was though. I never got used to being the only guy on the beach in a bikini. ha.

    It really depends on which coast. Everything Genoveve said about coastal San diego is spot on. I had a place there when I lived in the California Desert, to get away from the heat.
    I spent 2 full summers there, and only saw the sun a couple of days! I hated that-it was very depressing.
    If You want quiet, and lovely, try a place called San Luis Obispo(central coast California).
    It has a quaint small town feeling, yet all that the ocean offers.
    I'm not an 'ocean' person, at all, But I do love the cool, and even temperatures of ocean living. (California)
    I lived in Florida for a short time, and hated the humidity, and not having mountains around to look at, like all of California has.
    My advice is to try both coasts, and see which one suits You.
    There are lots of rental sites, that you can browse, and see reviews of what others thought of the place, as well.

    ya i kind of want to leave the us for the foreign income tax exclusion...but no 1 wants to go with me and i dont want to go live in another country alone lol

    and i dont think i could ever live in the desert, i googled san luis obispo it looks really nice.


    i am having trouble finding places with like waterfront houses...i want it right on the beach...most of the ones i have been finding that want to rent weekly or are condos which i dont want...
    im sure i can find something i still have a year

    i really want a house with a pool and on the beach but i know that is prob asking 2 much lol

    My aunt & uncle have a beach house, inherited from my grandparents, literally right on the Chesapeake.

    Good thing you are already accustomed to the rust factor. Their main problem w/ the property in general was from the local powers-that-be & all the planting requirements & zoning for a seawall to prevent/slow down erosion. Most of the back of the property is gone bc of erosion, from when it was purchased almost 40 yrs ago. It was a mess getting the permit for a seawall & from what I understand, they just got theirs approved & put in a couple yrs b4 it was decided that no new seawalls would be permitted -- no more curbing the erosion, whatever Mother Nature is eating away at now has to be left alone.

    As to gardening, sm plants do better in high-salt climates than others. Just smtg to keep in mind; my dad also lives in S FL & they have had sm flooding over the yrs, altho the property is situated high enough that it has not been catastrophic. The hardier plants like palm trees & sm kinds of bamboo survived, but most of the herb garden had to be replaced & more delicate plants like hibiscus & fruit trees kind of hobbled along for a bit but nvr really recovered.

    Also in my dad's area, hurricanes & flooding are taken into acct when giving lot permits & there are certain structural requirements in place to ensure that the structure will survive any severe storms.

    Even a beach house on one of the great lakes can be very nice, but with all the CONs listed in a previous post. Salt corrosion will not be much of a problem there, but high humidity still will.
    I loved going to strip clubs; I actually made some friends there. Now things are different for the clubs and for me. As a result I am not as happy.

    Customers are not entitled to grope, disrespect, or rob strippers. This is their job, not their hobby, and they all need income. Clubs are not just some erotic show for guys to view while drinking.
