    Duh Overdue Rent

    So, some shit has gone down in my life lately and my rent is overdue. I'm not sure how to handle this, I have been so stressed that I am not even making money at work. My vibe is all off. I need $400 more dollars by Monday. I have been so stressed that I cannot even make $100 at work. I am used to making up to a grand on a weekend night, and I left tonight with less than $100. I wouldn't be stressed if I didn't need the money and I can't make the money because I'm so stressed.

    Should I suck some dick? LOL. My emergency fund and savings was depleted recently, which is another reason I am freaking out, this has never happened to me before and I am NORMALLY much more prepared and responsible.

    Have you ladies ever been through anything similar? If I don't make it tomorrow, what do I do on Monday? I'm just freaking the f out.

    Have you talked to your landlord about it? If you're incredibly lucky they might take pity and waive some late fees (obviously you still owe rent), but more importantly, they always prefer hearing you know you owe and are working on it rather than having to hunt you down. Generally it takes a pretty long time to evict someone, but it may reassure you to look at renter's rights specific to your location.

    ^^^ agreed that explaining your 's#!t has gone down in your life' situation to your landlord BEFORE your rent is actually due will probably lead to a far better outcome than simply paying your rent 'short' on Monday.

    Landlord tenant laws vary by state, but generally a landlord has to formally serve you with some form of written notice that you are in breach of the lease. Often times, but not always, this written notice will indicate the number of days you have to cure the breach. Failure to cure the breach will then typically result in the landlord filing a complaint to start the eviction process with a local court that has jurisdiction over landlord-tenant cases. However, both the complaint and a notice for the hearing must be formally served upon you. You will have an opportunity to file a written answer and to appear at the hearing and plead your case.

    I mention the foregoing to underscore that you should not be expected to be immediately thrown out of your residence. In fact, the courts generally frown on a landlord who skips any of the above steps in an eviction process.

    As Melonie and others above have mentioned, pay what you can now and explain to your landlord or his agent that you will come up with the money very shortly. This may cause the landlord's agent to delay the initial step of filing a formal notice that you are in breach of the lease.

    I agree with everyone here.

    One thing i used to do when money was super tight.. figure out what I could live without or what I could "float".

    Electric bills, cell phones, water bills, cable bills.... i always figure i could float. Usually i could go without paying for them for a few weeks (in some cases a month). The worst that could happen is they turn them off and and i get a dent on my credit report. I would put those off. i would pay rent or credit cards or car payments because they had a more immediate impact ie fees, eviction, and raised interest rates. The apartment I had at the time had a per day late fee.

    You may already know this. But it took me some time to figure it out. I was so overwhelmed until someone sat down and showed me a few things.

    First of all, no dick sucking needed lmao. I've fallen on tough times when first starting out and while the landlord wasn't thrilled, she explained that no one really initiates an eviction process until you owe two months rent. Also, not sure if everyone does this, but if you paid a double deposit moving in, some landlords will let you use a chunk of that money towards a partial payment. Good luck

    Your landlord doesn't want to evict you. It's an expensive process, it takes time-- during which you will not be paying them so they won't see anything-- and then they have to go through the process of finding a new tenant.

    I would scrounge every cent you have together, go and give your sob story, and hand over what you have. Having a place to live is your #1 priority, if that means you have to take the bus or not have a phone for a week, pull some double shifts, or working 5 days in a row, not getting evicted is more important. I think you will find as long as they get something, know what's going on, and have a day they can expect to get more $, they will be annoyed but accepting, and what Sweet Julia said about the deposit is a good suggestion as well.

    I live in a small apartment complex, and I am friendly with the manager. Everything ended up being fine, I made the money that I needed after I stopped freaking out and I apologized that it was late. I promised it wouldn't happen again, it won't. God, I was freaking out for no reason. LOL, thinking about all the money I lost to stress makes me wanna cry!!

    I was in this situation too and I got evicted!! My savings/emergency funds were depleted too BC I've been going through legal issues for a year. July/August at the club was not enough to cover my bills and put me far behind.

    I just decided to "go with the flow" and take the stupid eviction. and I used my money to book an extended stay for a week and get set up in a roomie situation outside the city where everything is so..refreshingly..cheap!!

    From now on, I will be PAYING MYSELF FIRST, right when I get home, count all my money and put 30% into an envelope. I am going to do this before I even go to the bank or pay a bill.

    Yes, I have definitely decided that RENT comes before all other bills, and NO MORE skipping work to spend money on LIQUOR. Jesus.

    In PA, all my leases WAIVE (and tenants sign specially this waiver) the notice to quit. May be true for you.

    Call your landlord, explain, and pay what you have. They may still file in court (it is a requirement in my company) but showing good faith and paying in full ASAP will usually (with us) avoid eviction.
