    Exclamation Boyfriend's house is a lemon

    Sooo we've been noticing some things about his house (a modest property built in 2009.) One of the kitchen walls has a crack at the top where it is sinking during the winter, but it looks straight during summer.

    He also has a sump pump that is on during the spring. Last night we noticed the master bedroom door isn't shutting like it should (crooked.)

    IMO the home builder put this place up quickly and cheaply and it's not going to age well. The land around it is very wet/low laying for the area (which can be described as "prarie".)

    Boyfriend has a 30 year mortgage btw. Should he keep this place, or trade up/find a property in better shape? Your opinions welcome....

    I personally think he should have someone come look at the damages, and then start looking for a different place. If its only been six years and its already having issues whats going to happen when he finally pays off the mortgage? A house that is already having problems wont be able to be a retirement home thats for sure

    Yeah, I agree. The reason I care is I might get stuck paying towards the mortgage & I am not nuts about this place.

    Based on what my father the building contractor or taught me way back when, the wall cracks, the shifting door frame, the constantly running sump pump in the springtime etc. are all symptoms that the house was built on unstable soil . These symptoms will probably only get worse with time, and will be extremely expensive to 'cure'. This will especially be the case if each successive springtime results in additional erosion of the underlying soil. I'd recommend GTFO before cracks start to appear in basement / foundation walls ... at which point the house will become extremely difficult to sell.

    You may run into issues selling it - you will have to disclose issues on your sellers disclosure statement - the buyer will probably get an inspection - as Melodie suggested you need to find out exactly what the problem is - be aware that any i formation you share will your listing agent regarding defects will not be confidential

    If you were in Florida I'd say sinkhole. But I don't know where you are and how prevelant they are there. Could just be natural settling.
