Default apartment hunting without proof of income?

Curious what your options are when you have no proof of income? So far it seems the only landlords willing to rent without proof of income want 3 or more months of rent due upfront on top of deposit. which is doable for me but I would rather not if I don't have to. but I notice those apartments aren't the nicest one's either. should I just be honest with them about what I do for a living? please help

Bank statements & a roomie/cosigner?..... Honestly don't pay upfront rent if you can avoid it...There are scamming landlords out there.

Can you rent a room until you have a better credit score?

Proving your income is an easy as making weekly deposits for a month and printing proof of this out.
Cash in hand is the MAIN criteria for most landlords, so don't psyche yourself out about this. Just work with smaller scale landlords.

This. Money talks. Recently dealt with it. Even though I have the pay stubs, I didn't have the credit or money to pay for a couple of months up front. So, Ive been getting turned down. For over a year.

It also depends on your rental market. If it's favorable for your needs.......you can play hardball with potential landlords. Unfortunately the majority of landlords approach tenants with a very cynical attitude.

I live in a very nice upscale apartment complex and didn't need any proof of income. They ran my application which included where I worked & for how long, monthly income, social, and whatever else. They might've asked for my bank account info but I don't remember. I think your credit history is what matters the most to them.

I forget if I put dancer or waitress on my application but I just told the lady I was a dancer when she asked and she didn't seem to care. She was younger so maybe that's why.

I also don't have the best credit like I used to & barely had any rental history so I was surprised they approved me lol. My year lease is almost up tho & I'm apartment hunting again and im not nervous like I was the last time around. You should be fine.

It's none of their business where the money came from, quite frankly, as long as it's legal. Tell them you're a writer, freelance designer, whatever you want.
I was very upfront with leasing agents and told them "I'm a stripper, how do we do this?" A few looked absolutely gobsmacked just because a) taboo, ooooh! b) they weren't used to dealing with people who didn't at least have 1099s. But nobody ever tried to avoid renting to me. You'll be fine in that respect.

My apartments (all owned by big corporate management companies) have taken a letter from the club manager, but were willing to take 3 months of bank statements or 2 years of tax returns. Start making deposits now if you haven't been.

Obviously your credit, rental history, criminal record, etc. will also play into it.

It depends on the market. In some cities, FICO is king. Nothing else matters. But landlords aren't all the same. They just want you to pay the rent on time, mane not damage the property. If you have references and ok credit, you're golden in most markets.

If you're bouncing to LA soon you might wanna just rent a room. Btw don't tell your landlord more than they absolutely need to know.

L.A. changes things. In your favor.
I was a renter there for 30 years.
Stripping was my main gig for many years. I never told any landlord (and I bounced around a lot from one apt to the next.
I just said I was self employed.
What You have to realize is that in L.A., the city is made up of thousands, if not hundreds of thousands of people trying to get into showbiz.
It's the entertainment capital of the world.
What is MOST important to a landlord/ corporate rental, is your character. Why? Because most people in L.A. don't have a very good one. I can say that, based on my experience.
If you are well dressed, and carry yourself right, that counts for a lot. Be very charming, and complimentary towards the landlord, and ,you're in.
The other thing that is in your favor, is that you're from a nice area of the country.
I'm from conservative Boston, so most landlords rented to me just based on that.
LA. is very transient, and landlords know that.
Try to get a male landlord also. It helps . Believe me.

Yeah I think I'm toying with the idea of just renting a room at first. I'm someone who likes a lot of personal space & alone time. so it may be a challenge but I can make it work.

^ You could rent like an extended stay or something if privacy is important. I'm not sure how much a room would be vs. that but it's an option.

When getting my apartment now, I realized I could say I have my own business, the lady just asked for proof of income like bank statements proving it.. so you could say you work at home / have your own business

I'll say this: If you're a dancer then say you're self employed & you can maybe rent a room or share a double (if it's way cheaper & you're just starting out) but if you're a cam girl then you DEF want your own private room. Srsly tho right now I'm a cam girl & I can't stress how important having your own privacy is. LA was easy for me to bounce around when I lived there on & off for 10 yrs. The transient part makes it easier definitley. You just need to search CL or try AirbNB, some have monthly discounts from what I've seen. Good luck hun I actually miss LA these days :/

^ The male landlord part, YES!!!! That's how I got my second studio for cheap the last time I lived there. I always worry that they'll be complete pervs tho :/ It's def easier to deal with them than snotty women landladies, that's for sure.
