Default Thinking about forging fake bank statement to lease an office workspace

Not for an apartment, but for an office. What are the chances of them actually checking LOL

So I have 38k net value (24k in IRA, 11.5K in stocks, 1.5K in a college 529, $600 in savings) and I want to rent a year's lease of office space for $200/month. The office I used to work at has 2 branches, Branch 1 and Branch 2. At Branch 1, I got in a feud with my office mate because he was fucking stealing my money and not paying his part of the rent, and he was going around telling people I am his "secretary" or some shit, so people thought we were an item and since he already had a bad reputation, the manager of the office didn't like me either (without ever seeing me) and said that if I want to rent, I need to give them a bank statement showing proof of income, my driver's license, proof of living somewhere (they thought I was another "homeless girl" that my office mate was fucking as he tends to go after vulnerable women, as I recently discovered). On the other hand, I visited Branch 2 and the people there were not aware of my marred "reputation", and very enthusiastic about me joining them and during my tour with them, they didn't ask me for prove a bunch of shit like "income" and "make sure you're not homeless".

Anyway, just in case that Branch 2 wants proof of income before filing a year contract with them, I want to cover my basis and forge a bank statement. I haven't had an income in quite a while except a few checks from an old woman I am taking care of, which is like $200 a month, and I don't know if 11.5k in stocks, 1.5k in college 529, and $600 in savings would be enough of a backup to make up for my recent low income. I haven't been dancing in a while either. I've been focusing my time in school, personal care (struggling from depression), and doing things I love but don't necessarily make money out of (like managing online forums that feel like family to me).

I am thinking of claiming that I make $1000 a month (which isn't much, but enough to cover bills and food) and that I have a saving of 2k and 11.5k in stocks. I have no problem with Photoshop or editing my bank statement either.

I have no problem paying my bills (I NEVER missed a rent or a credit card bill, or any bills, and I have a credit rating of 770+). I doubt the branch is going to go calling my bank and asking if my statements are legit lol, and I plan on telling them that I don't know how to sign onto my online bank account so they can't make me show them my real bank statement on my phone or something. However is this illegal as fuck? It's not an apartment. And this is IF they ask for my bank statements.

I'd think falsifying documents is not something that would be legal. The word forgery strikes me as some punishable felony. Idk. If it's not illegal it sounds unethical.

However I've heard of people doing it for renting apartments. Like people use cash but have no bank statement do this method.

I don't think you should do it but if you do go that route perhaps take more of a hands off approach - if you know what I'm saying.

Have a friend call in and ask what are the requirements to lease the office. For all you know, like you say, they might not ask for bank statements and you're worrying about something unimportant.

Don't falsify a document. It's a bad idea. No one will ever trust you after they find out.

So would her situation still be "bank fraud" Because she's not attempting to defraud the bank or any financial institution?

Wouldn't it be something more along the lines of falsifying documents?

    http://www.anonymousemployee.com/css..._documents.php

    https://www.reference.com/government...8d94861934b723

    Excerpts from the second link

"Falsifying documents is a felony crime in many states, according to LegalMatch. It involves altering any type of document with deceitful intent and a person who is convicted of it can be punished with heavy fines or incarceration."

"As LegalMatch points out, the most common type of falsification occurs when someone forges a signature on a document such as a tax return or an official company letterhead. It is also considered falsification if a person passes on documents that they haven't personally falsified, but which they know are incorrect or are being used for the purposes of concealing or misrepresenting any type of assets and information."

So I guess even taking a hands off approach could still land you in trouble - if caught

Also like zofia mentioned the document itself is a paper trail. If caught, you'd have a lot of explaining to do.

If they require bank documents, Its probably better to just for a favor or offer some collateral or something than to get yourself in a hole that would be hard to dig out of.

Ok you all convinced me with a solid NO. I'll just show them my actual current income, my savings and my good credit rating (and social charm as best as I can present it) hopefully will help.

Yeah, it depends on the bank. But I'm pretty sure that every bank does a double or sometimes triple check to make sure you're not "taking" money from them.

Forging bank documents NO NO NO NO
You have more than enough savings & such to be approved. Especially for such a low amount of money for monthly rent.

If it doesn't go through then trust that another place & away from all the drama & lies is for the best.

I agree with all. Don't forge anything.

I think that if you are confident when you apply ( meaning you are quick on your feet, and can give a reasonable answer to questions they may ask ), plus your having a 770 credit score, you will have no problem.

$200 a month is a relatively low rent, and a 770 credit score is particularly good. That should be enough.

Business rentals are pretty low risk, generally less consumer protections than residential

How many months of rent can you come up with?

I mean, if I was renting an office to a new venture[read, no income] but they offered me 4 months or more rent up front, I am going to look at the odds of that space being empty for at least part of that time, and that is now found money. Some places don't like turnover, but that kind of up front would still be tempting. If you are willing to risk it, why not them?

Perhaps you should also find a new landlord.

I wouldn't forge anything, too risky. If someone were to find out you could end up in legal trouble. Offer to pay x amount of rent upfront. I can't say that I've had this exact problem before but when I was a full-time cam model and wanted to move out of the dumpy motel I was living in and into an apartment, I just told them that I was a full-time student and did online telemarketing. I offered them couple month's worth of rent up front and they accepted it. Good credit score will help you a lot too. More people get turned away for low credit score than people who have high, for anything. I think that you will be fine if you just give them the info that you do have.

Offer to pay a few months of rent in advance. That often works for renting apartments without proof of income.

Rarely would the upside be worth the downside. White collar rich people stay out of prison because all the poor people get caught and go to prison.
