    Default buying a home advice?

    I would love to buy a home and i'm pretty scared. I've even used the search in here and read other threads. I guess I just want more advice.

    I've been looking at First Home Owner Loans and lots of people tell me it's not worth it since for FHAs they are like 3% and that I should just save up 20% for a down payment?

    The houses where I live are selling for ~half a mil and maybe I should move to another state and it's not worth it here.
    I've never had a loan or car payments. I have a good credit score but I guess that doesn't matter. I am not in debt. And I always make all of my monthly payments on time.
    I pay for my own schooling out of pocket. I don't have any FAFSA at the moment and I do have a full time job while doing sex work on the side and going to grad school.
    I guess I don't understand how refinancing works...
    and I never know when a good time to buy a home is.

    Eventually, I would like to rent it out while living there or just being a landlord.

    Where do I start? I would ask my parents but they barely understand this stuff themselves. :/ and I don't really want to talk about my home buying with my friends or family either.

    What do you mean by renting it out while living there? Do you want to share your house with a tenant?

    I get the gist of your post. Where should you start.... Well, online on YouTube there is lots of information available to you on the homebuying process for free. It's a great resource.

    Secondly, there is a website called http://www.city-data.com that is just an awesome resource for anything you can think of that has to do with real estate. I would ask the same question you did here on that website.


    Lastly, there should be free or low cost real estate classes for first time homebuyers somewhere in your area. I would use all of the above and make your decisions from there.
