    OK this is a hypothetical question for you ladies.


    Lets assume that you make some good money and you work hard and invest it by buying yourself a nice middle class home. Picket fence, three bedrooms, decent neighborhood etc etc etc. The American Dream right?

    So now lets assume that you get an offer to work in a different area and you want to keep your home but take that other job and that means renting your house out. Now you are the landlord.

    Here is the question.

    Would YOU rent to a stripper?

    It made me think of this because I know that many of you get kind of picked on when it comes time to rent, etc, higher prices, that sort of thing.

    So it made me wonder, if it was your hard earned money and your house that you had struggled to attain, would you rent to another dancer?

    Not someone you know, but just look around the clubs you have worked in and think it over. The "average" girl working clubs would be your tenant, would you rent to them and feel ok about it?

    This is not meant to offend but rather to start an interesting conversation.

    My house, 1700 square feet of half remodeled 60's splendor. (Yes the butt ugly shag carpets are gone!) My mortgage payment is around $800 per month. My property taxes are around $1200 per year. Insurance if I rent it out is about $600 per year. That brings my recurring costs to about $9000 per year. Maintenance on a rental property will run easily $1000 per year, probably more under you scenario that I'm going to be an absentee landlady. So, bottom line, just to break even I need $10,000 per year in rent.

    Now that doesn't earn any return on my investment over and above the reduction in principal on the mortgage. Given that I'm early in the mortgage, I'm not really reducing the principal all that much. I have borrowed $141,000 to buy and renovate the house and put in another $9,000 of my own money plus lots of time. Figure I need a return of at least eight percent. That means I need to earn $720 over and above expenses. Total rents from the house need to be $10,720 for the year. Figure a 10% vacancy rate, that means my monthly rent before paying a realtor a commission is $992.59. I don't know what realtors charge as a commission on rentals and what they charge as a management fee. Let's just say it's $200 per month. That brings the monthly rent to $1192.59, or $1,200 just to make it nice and even.

    Now, what kind of tennant can I get for $1200 per month? For $1200 in rent, you need to make at least $4,800 per month. That means an annual income of $57,600. So, I'd be looking for a few things, first an annual income that met my target. A realtor or agent would have to be able to verify that, tax returns or paystubbs are the usual means. Next, I'd want a criminal records check. No need to get my neighbors all huffy about me opening up a crack house. Assuming that the criminal records check and income verification were all right, I'd want a credit check. That's my second line of assurance that I'm going to get paid. Afterall, if someone will run out on her bills elsewhere, they'll do it to me. If the credit score is at least in the 600-700 range, then I'd take them as a tennant.

    What kind of woman earns that kind of money? Well, strippers can, so can waitresses at Hooters. School teachers can't. Cops cannot. So, if it's a single person, who meets the criteria, I'll take a stripper over a school teacher.

    Very interesting question. I would (i am being honest) NO. If she was a friend i knew yes.

    I have seen a few dancers who rented not far from me (different women) and they party all night, have police there, and got busted as the end result. Left the place full of fleas, and sold the fridge.

    Anyone can do all this. But some dancers, not most, do live a rather wild lifestyle.

    I really hate saying this here, but i have to be honest. HEY i stripped for many years, i seen it and heard it all.

    HI Zofia,

    Hey did you save that vintage shag carpet? I could put it in my bedroom and feel nostalgic about my youth.

    The first home I ever owned was a house trailer with orange shag carpet! Believe it or not I actually built equity in it. It was on an acre of land and the land appreciated, I ended up with enough to have a down payment on a house from that shag carpeted nightmare.

    Thanks for such an honest answer Pamela.

    I got to thinking about this because I read how many girls were frustrated that land lords were suspicious of them being dancers and hesitant to rent to them. But when it is your hard earned money that paid for the house anyone would want to be as careful as they can be about any renter no matter what they did for a living.

    And as Zofia says, anyone who can meet the criteria would be welcome to rent. I would feel that way too but for a dancer without a good credit record, or without a way of showing that you have a stable income, can you really blame a land lord for being hesitant? Doctor, lawyer, Indian chief, or stripper if you cannot show that you will pay the rent faithfully and take good care of someone's huge investment you can't really blame them for not wanting to take a chance with you, see what I mean?

    I think a stripper would not be my first pick because i would probably be uneducated about how diverse dancers are and I would be afraid of crazy parties and drugs. However, if she had the best offer and seemed to be dressed like a sweet girl, I would give her a chance.

    it depends....is she in college, does she have kids, does she have a car....basically, is she a responsible stripper?

    Honestly, no I wouldn't. If it was someone I knew who was a stripper and I knew she was a responsible stripper, yeah. But I've had more than a few girls from my club come to me and ask if they can stay with me because they got evicted. Let's face it, we have that Hollywood stereotype for a reason and yes some of those girls fit that stereotype, some don't. I would be weary of a stripper wanting to rent from me but if I got to know her a little better I'd probably give her a chance.

    My question is why can't all strippers be like us? I would rent to one of you.

    I thought the formula was gross income should be at least 3X the rent meaning $3,600 a month or annually 43,200?

    Three times take home is a safe number, or four times gross. Even then, that makes housing a big, big monthly obligation. Throw in child care and a car payment and how do you make ends meet?

    I would have to know her first. I've stayed in the housing provided by clubs with other traveling dancers, and know there is a mixed bag of girls out there. A girl staying in the club's aparment went beserk two weeks ago, started trashing the courtyard (by throwing the patio chairs, pulling up plants), trashing the kitchen (broke the dishes, threw refrigerator contents on the floor), and generally wreaking havoc. Needless to say she was fired and kicked out, but I would not want to take the chance with a girl I didn't know.

    Maybe you could do a pretty hefty security deposit?

    Well see that is kind of my point with this thread. At times I tend to see the ladies being offended that they are expected to offer good references, credit history etc, by a landlord and then if they get turned down they think it was because of their profession. To me and I would think a lot of people,. good green money is always nice but you also have to know your property is safe etc.

    In other words, if you cannot give a landlord good references and you get turned down it is nothing personal, it is just good business on their part.

    And heck yes I would rent to just about anybody on this site except maybe Pamela, cause she might get me in trouble with my wife. LOL

    I'm a landlord. According to the law you're supposed to be impartial and unbiased. It actually would benefit you if you were. If you rented based upon their ability and consistency to pay rent , keep the place reasonably clean and undamaged then a good tenant is worth their weight in gold.
    Renting to a fellow stripper may be prefered only because you know what they're like, what their habits are , how reliable, how neat they are. On the other hand it is harder to evict a friend than a total stranger. Not only the legal matters but the strain it will put on your relationship.
    There are people I enjoy as friends but I would not want to work under or together with. There's a difference between working with someone and renting to them.

    As with anyone, stripper or otherwise, af they has a good list of former landlords who gave a good reference then yes, I would rent to them. If they treated other people's properties in the past with respect, you can usually assume she would do the same when it came to your property.

    yes it does depend on the girl so many arent resposible. i did however know a landlord in cocoa beach who actually preferred to rent to dancers as he never had to worry about getting his money!

    I currently have 2 rental properties.... one is actually rented by a stripper who travels. She sublets the place to her sister who is not a dancer when she is gone. Not the ideal arrangement but the bills get paiid and the place is well looked after.

    In answer to the question, if I had the choice again I probably would as long as all of her credentials and past references checked out. The job is not always the issue but the lifestyle is. But keep in mind this is the same for anyone. we once rented to a nite nurse (man) who had a real problem staying out of jail..even after the reference check cam through ok!

    I'm sorry but umm no, If I were a landlord I would have to take a pass on letting her rent in any of my property. I say this because this profession has it's good and bad days. You never know if they'll be able to come up w/ the money at the end of the month. That's just like renting to a college student. I would be a lil apprehensive about allowing him entry as well. All because with some jobs, your just not able to make as much money as you planned. It's to topsy-turvy, and I wouldnt' be willing to risk that on any investment.

    if you are a dancer and you can't afford your rent, you're either living excessively or in the wrong business. The fluctuations of the business are expected. You plan for those. Tons of people live paycheck to paycheck and if one little accident happens, then you are screwed. Luckily, rent is usually seen as top priority to most people....utilities, car payments, credit card payments, etc. are seen as less important when they are trying to allocate who to screw over.

    I'd rent to a stripper. That's what deposits are for!
