Default Question to Club Owners & anyone else who can

    Hey Everybody!

It's been a long time since I visited the site. I've been taking a lot of time to myself trying to get a few things straight. Like trying to figure out what I'm going to do after I quit dancing. I'm only 21 now, but I know that in about 6 or 7 years my BEST dancing days will be just about done and I've been trying to come up with a plan for what comes after.
I've put alot of thought into this and I've decided what I'd like to do. Because I love working in the clubs, I decided that what would be best for me to do after I stop dancing would be to start my own club. It would be a continuation and expansion of my involvement in a business that I love.

Here's the thing though. I'm not a lawyer or a financial genius or an architect. There are a lot of aspects of starting up a new club that I'm going to need a lot of help with. So my question is for any of you out there who already own a club or know someone who does that can give me some advice.

My plan is this: To open my own club within 5 years.

Now I'm assuming that that will be enough time to find a good site, get all the proper legal stuff taken care of, get financial assistance if needed and to get the thing ready to open. But maybe not. I've never done anything like this before. So if anybody's got any advice for me I would really appreciate it. Or if you know of anywhere i can find the help I'll need that would be great too.

    Thanks,
    Kittie

I know thre are consultants out there you can hire when starting a new business who have contacts to all the people you need. My ex-boyfriend used to do this. He was a lawyer who knew builders, investors, how to get permits, finding properties, etc. He was helping someone open a regular night club when we broke up. I think this is probably better than reinventing the wheel. he worked on a commission basis as well.

I think the first thing you need to know is how much $$$$$$$$ it takes to open a club. Then you can figure out a realistic goal / plan for getting that kind of mucho dinero together and work out all the other details.

If you're serious about opening a VIABLE club in 5 years, start saving about $70-$80,000 per year right now! General consensus is that the front money needed to obtain political support, necessary permits, insurance, a suitable building in a properly zoned location, plus enough "seed money" once you get opened up to advertise and to attract and retain top notch dancers until a reliable customer base takes hold is on the order of 1/2 million on the 'cheap'. This is a far cry from the 7 Million that Penthouse spent to open a new club in Manhattan, or the 5 Million that Jaguars spend to open a new club in Vegas, but it should be enough to open a respectable club if you're careful and if nothing major goes wrong with your game plan.

for what it's worth, write up a business plan

There are a thousand books on how to do this. It'll give you the direction you need to go from point A to point B....and it's kind of fun. I did it once for an e-commerce site I wanted to start in '99....never happened, but the business plan was a huge eye opener.

    Kittie,

Here are my two cents.... get yourself enrolled into a basic business or financial course at your local comm. college as soon as possible. Also, check with your city and see if you can join the local business association. Not everyone may agree with, or like the choice of intended business you plan to open-- but you just never know who you will meet-- and how they might be able to help you down the road.

I agree with dig, and melonie is right you will need mucho deniro. I'm taking a business class right now, and there is just so much more information that you need to know. I'm going into journalism though, so I won't learn all the information about businesses. If I did I would certainly help you out though. Good luck on your venture, it's going to be hard work.

Thank you guys for the good advice. I have been thinking about business classes. But I would never have thought about the consultant thing. Great idea. Thanks. I was aware of the $$$$ thing. I had figured that it would probably take me about $2.5 million to get the club of my dreams going.

There is a club for sale in Jacksonville for $1.5 including land & building. With that in mind, you would need at least 1/2 that in cash in order to get someone (bank or private investor) to loan you the money. You would need to develope a sound business plan that illustrates how you intend to staff, charge, reconcile the books (you need to hire a honest & trustworthy accountant).

I know of one club in Florida that offered free valet service. The club did not pay the valet, he/they worked on tips. The valet cleared $100K on tips alone (in a major market).

When you are ready to get moving, put a post up and I will give you some ideas for your business plan.

In that case a club offers a lot of services for free! Everyone in that building works on tips.

Anyway, I think opening a business is an amibitious goal for any dancer, even if it's a Subway franchise. After working for yourself, it's hard to go back to working for middle management.

Most places have Small Business Development Centers with free classes and consulting. They should be able to point you in the right direction.

Kittie, there is an old but true saying that it is easier to get someone to invest a million dollars versus 100,000 dollars. With hard work you'll get there!

I'm currently in the process of opening my own club in NY, My biggest challenge besides the money was the zoning. I found it very difficult to find a location that I could build the type of establishment I desired. Many area don't want our type of business, and the ones that have little zoning regulations are in the areas that not to desirable. Take your time and do as much research on the demographics of the area as possible. You may find an area that seems perfect, but the surrounding community is either older more conservative, or poorer less financially beneficial to your establishment. I don't want to seem to selective, but it would be horrible to have a great club in an area where it community is to uptight to come spend at your club , or the opposite being to poor to spend. If you find a good lawyer, and develop some sort of creative team, you can build a great club in the time span you have set for yourself.

Just take your time and don't be afraid to ask about the littlest thing. I found myself at the last minute, almost unable to close on our building because part of it was used for a auto repair shop prior to us buying it, and I didn't have my certificates from the environmental departments. You have alot of work ahead of you, but you'll do fine if you don't mind working for it.

Best of luck, and I will be more than happy to help you if I can.

Where operating dance clubs or any sort of "adult businesses" are concerned, as Marcus discovered it's necessary to have additional skills over and above those taught in College business classes and those needed by "conventional" business operators. The "political" element, the "godfather" element, and the "community relations" element are capable of making or breaking a club, and can vastly effect the TRUE balance sheet if you catch my drift. I'm reminded of the old Rodney Dangerfield movie "Back to School", where Rodney was trying to explain the realities of "big city union contractor" and "city code inspector" relations to his college business professor. It's a good idea to study all you can about running a conventional business, but then there's another course of study necessary to operate an 'adult" business successfully.
