    Default Dancer Bed and breakfast

    I am about to put in an offer on a house in a city that has regularly traveling dancers that need lodging while out of town. This house has 5 bedrooms and three bathrooms with two hot water heaters and two nice decks, the private deck in back has a jetted hot tub. It is like this place was designed to be a bed and breakfast.

    My thought is to rent rooms to dancers only. I would make the place secure by adding locks and exterior video surveylance etc. I would run it like a hotel with maid service. The dancers would have full independent use of the kitchen and laundry. The only catch is that only dancers can stay there, and no guests are allowed.

    What would you think is a fair price to charge for such a facility? Any input would be appreciated.

    Price? I think $125-$160 is fair, depending on the city.

    I was kinda thinking a lot of girls would not like to stay there if they couldn't have guests, but that also has a positive point. You will have more professional serious girls that, in theory, will be less of a problem if there are not guests, friends, sig oths hanging around. It will make for more of a strictly strippery/business/working environment feel. I know the last thing I wanna see after a 8pm-6am shift when I have the pleasure of staying in a house instead of a hotel is somebody's guy seeing me early morning ugly when I'm too tired to care.

    Offer a sitter service too and make extra $$$! I would like to travel more, but since I have a kid now, traveling is out of the question.

    That is a fantastic suggestion
    A sitter service for those who may need it would be great, chances are you may not use it much, but for the odd travelling/dancing/mom, it would be a godsend!

    As far as prices, are you thinking of charging weekly/nightly?
    Here in B.C. we get a break on the hotels we dance in, but they are no first class establishment, we usually pay $75 - 100/week. So with all the luxuries, and cleanliness you offer I would think $200.00/week would be a steal!

    Hi Paris,

    What is the earning potential in this town? Where do dancers usually stay? I would start out charging just a little more than the normal place. Ie, if they're paying $200 a week at Budget Inn, charge $245 a week.

    Of course, there's probably a big difference between what you would need to make to turn a profit and what would be competitive in the area your in. :-(

    Paris -

    I think that this is a great idea.
    You will have to lay down the ground rules over the phone with the girls when they make their reservations.
    The reason I say this is that most of the girls I know can party most Frat Boys under the table, and most girls who are travelling probably don't want to come "home" to a party that is going until 6a.m.....or worse, be woken up when one starts at 3a.m.

    Another thing to think about is the no visitor's policy.
    While I think it is an excellent idea, we all know that you are going to get some girl in there eventually that promised up and down that she would abide by this rule, but will show up at 3 a.m. with some local guys. Obviously, you'll be able to handle the situation and send the guys on their way....but, word will get out and guys will be cruising your street like Wolves looking for the 3 Little Pigs house....or maybe Little Red Riding Hood and the Wolf is a better analogy ("The better to eat you with")...but I digress.
    Not that they would be stalking you or your clientele, but it will be added to the "Places of Interest" chart for guys in your town...especially if it is a small town in Oregon.

    JMO, I could be wrong.

    P.S. You could buy a nice big hot tub for the property and write it off as a business expense (amortized over 5 years, of course, but still written off nontheless).

    Sounds like a great idea in concept, Paris. But from a pure business standpoint I think that you'll go broke if you stick to that plan. Your target market is too limited, imo.

    First, you're really looking for a high end market to make the B&B pay off. Juliette's estimate might not be too far off as a daily charge – depending on the city and location, of course. A lot of dancers can't afford that, though, at least if they want to make a working visit pay off. In addition, excluding guests or any other women or men that don't fit this narrow profile will limit your clientele even further, keeping your vacancy rate high, I’m guessing.

    Most new B&Bs don't make money unless they run 80% occupancy or higher. Do you have any experience in running a B&B?

    Anyway, good luck. You can always modify your plans as time goes on if you take the leap.

    Okay, I made the offer today I am getting a screaming deal on this property because the owner doesn't know what he is sitting on. He thinks that he has a family home in a commercial area, but I see a great business opportunity! The property is about 1/2 an acre zoned commercial, but can be a single or multi family use.

    I figured in order to turn a profit after paying the bills I would need to charge $28 a night for single rooms and $38 for doubles. I think my use of the words Bed and Breakfast is not entirely correct, as I have no intention of running a restaurant in the house. I plan on converting the attached garage into the manager's apartment, and she would take care of the girls like a house mom. I would give her the option of fixing meals, but let her decide if she wants to do that for profit.

    The city is Missoula Mt. It is a city of about 60,000 and has two clubs that limit the number of dancers on any given day. The larger club (8,000 sq. ft. of bar space, w/ two stages and a VIP room) only runs 8-10 dancers per night. The smaller club (neighborhood bar, seats about 120) only has 4-6 dancers per night and offers a base pay to the girls. Both clubs have about equal earning potential as I will earn a consistent $1500-2000 per week, at 5-6 days per week. Some dancers regularly do 20-30 lap dances per shift in these clubs. I don't hustle that hard, I do about 6-15 per shift and the rest of my cash is in tips from stage, and for conversation time.

    There is only a handful of local dancers due to the small size of the city, so these clubs are dependant on traveling dancers. I would say that 60-90% of the dancers are from out of town on any given week.

    This is a tourist area not unlike Sun River, ID. or Sedona Az. so the prices of even Motel 6 is quite high. The Motel 6 is charging $55 for week days and $65 for weekends. My thought was to put together a female friendly house that the dancers can get into on the cheap. If they want the house mom to cook for them or do their laundry or whatever they can pay her extra, or they can handle their own personal stuff and save even more money.

    Paris,what you may do is make a contract with the two clubs that they have the dancers who come in town to work stat at your place and you can give them a percentage of the profits, or you can run an add somewere for traveling dancers offering accomadations at such a price in a local dancers magazine if you have one.Will each room have a private bath,t.v.?I think the house mom cooking meals is an excellent idea even though you wont be making money off of it ,it will get dancers to stay there ,because when I travel I dont want to order out,shop or cook,and a fitness facility and trasportation to and from work would be defiate that you would get any and all the dancers that come in town staying there for sure.

    I agree with Michelle that you should hook up with the clubowners to arrange some sort of deal for them to send their travelling dancers to you. You could also contact the agent(s) booking those clubs, who may be happy to reference your place when they book dancers for that area. You'll be pretty much guaranteed steady income this way. Since they depend heavily on weekly bookings for dancers, you can just charge a weekly rate instead of a nightly rate, like $245 or so per week. It sounds like you've done a good bit of homework on the dancer-business end, but have you checked what it takes to get licensed locally as a B&B? It may not be so simple, but if you're up to the challenge (and it sounds like you are) it seems like it would be worth it in the long run.....just don't mention to any officials that you're planning a 'dancer b&b'

    The 2 times I worked in Missoula I paid a $197 weekly rate and a $182 weekly rate.

    I am nervous when it comes to dealing with dancers although I think the house if the price is right would make you money.

    Moulin Rouge is a nice club but very slow and Fred's is so so. Plus many girls travel with their boyfriends and you would lose them to this type of arrangement.

    The clubs I have seen with this type of arrangement usually provide free housing or charge a nominal rate like $100 a week subtracted from the club pay as an incentive to attract dancers.

    Dancers are a flaky bunch and will be hard collecting the money from them and if you impose too many rules will just stay elsewhere. And the Moulin Rouge girls don't always stay the whole week. You may end up with a lot of vacancies and messes to clean up from dancers who just don't give a shit.

    I can cite several instances of dancers in this kind of situation who totally abused it, one which was in Billings.

    Since Missoula is a college town what about renting the rooms to students? That would provide you more permanency and you may be able to get the money up front at the beginning of the semester, and if you had a spare room or 2 in the summer then rent them out at below market rates to dancers, so that if they flake out on you, you have already made your money.
