Default "Masters of their Eminent Domain," or can you ever relly own land in the U.S.?

A few days ago, I went to a movie at one one of the smaller cities near Los Angeles. I'd read about a developer's commercial project here, but didn't know it was starting this fast. From the last time I was here, I noticed several small businesses in the pathof this project have either already moved or have permanently closed. I just wonder if small business people ever recieve the actual worth of their small business and/or land in such cases? I can't see any way small business owners can compete against multimillionaire developers.

The small business folks don't have a snowballs chance in Haedes when this city, or any city, can simply use "eminent domain" to take the land upon which their busniesses are located. So, even if they "own" the land in addition to their businesses, they can never really own the land because of "eminent domain."

    Fuck dude,

Try not paying taxes on the house you "own" and see what happens.

Trump also pulled an eminent domain scam to get a highway built to his casino's.

And they say this is a country ruled by the people.

Tends to be more by the aristocracy if you ask me.

Or a different curve ball. Suppose you have purchased property at a fairly high price with some specific plans in mind. Say it's on a lakefront and you'd planned on installing a dock for your boat. Or say it's a wooded area which you'd planned to partially clear and build on. Or say it's in a tourist area and you'd planned on converting your large house into a bed & breakfast. Or say that it's an essentially vacant lot next to a creek and you'd planned to simply build a medium sized house to live in.

Now say that some environmentalist group comes along, or big developer come along, and puts pressure on the local zoning board or local/state legislators to pass 'politically correct' laws. All of a sudden it's illegal to put a dock on your property. All of a sudden it's illegal to clear cut your land. All of a sudden your huge tourist area home isn't zoned for business purposes so you can't do anything but live in it or rent it in toto. All of a sudden the presence of a new house on that vacant land adjacent to a creek presents a "flood risk" to the neighbor's houses downstream such that it's illegal for the local board to issue you a building permit.

So, unlike Eminent Domain buyouts, where the property owner at least receives SOMETHING from the gov't in return for losing the use of his property, these restricted use laws take away property owner rights and give absolutely nothing in return ! But hey they still OWN the land ... even though they can't do anything with it !
