In the vast majority of cases, renting is going to involve signing a rental contract or lease agreement which needs your signature. Also, in the vast majority of cases, landlords want to meet prospective tenants in person, and will be reluctant to rent out their apartment/house to a stranger sight unseen. What you propose is probably possible, but it's highly unusual and most landlords are probably going to balk.

Melonie's on target. When I lived in AZ, there were a couple of families on our street that lived in AZ for 6 months (Autumn & Winter), and would live up North for the other two seasons. Of course, they owned both houses.. But it worked for them, I guess.

Owners are probably going to want to meet you personally, although, when we got our first apartment here, we did everything through the phone, mail, and faxes.

If you want, I can give you the name of our rental agent. The rental company she's with is in Midtown Memphis. PM me if you want her information. She's very helpful and will work with you. If I had the time, I'd hunt around for you, but I lack the free time.
