    Smiley Found the perfect new home !

    Well we are out here looking around at our soon to be city and looking for properties. We haven't sold our other house yet but are going to make an offer on a place in the east mountian area anyway. We might get a bridge loan if the builder accepts our offer.

    The house is about a month away from being finished and sits on a 2 acre lot with a wonderful view. The only down side is it is about 50 grand more then we had planned on spending. However, it would most likely increase in value by that much within a few years. And a plus is that we could have a horse or two which is something we would realy enjoy.

    So we'll see how it goes. But one thing we have decided to buy in that area even if we don't get this particular place.

    Oh, wow...the East Mountain area is an absolute BEAUTIFUL area to live in. Great views...*sigh* I miss NM.

    Our offer was accepted today and we put down a good faith deposit of 5 grand but we will not qualify for the home loan until our house sells. And that means we could still lose this east mountain property if someone else out bids us. So I guess we will just have to leave it up to fate.

    If we don't get this house it is probably not the right choice for us ( it is more than we originally wanted to spend) and if we do get it then hey it was meant to be !

    The only thing is that if we don't get it we have to start ALL over again when we do get out here for good. I would so like to do a door to door move too. I prefer to avoid having to a short term or corp. apartment and a storage unit because it would end up being like 2 or more moves in a brief period of time. Not fun.

    But we have done all we can at this point so Lady Fate lead the way.

    ^ Having the type of attitude you do about it helps a lot- I made that mistake once already. I got excited after the first bid and counter-bid, and then they rejected our offer. I just let it go (but I was upset) and figured it wasn't the right house for us.

    We haven't found one we like yet, though- the housing market has slowed quite a bit in our immediate area. :/

    Good luck with the house, though!

    So you're buying the house you can afford plus another $50k house too. Just watch out for the thinking that the extra expense (mortgage, taxes, etc) in the short term doesn't outweigh the long term value increase (which will be reflected in taxes). The mortgage interest eventually usually costs than the initial cost of the property. In NYS state the property taxes are about the same as ARM expenses anymore.
    I loved going to strip clubs; I actually made some friends there. Now things are different for the clubs and for me. As a result I am not as happy.

    Customers are not entitled to grope, disrespect, or rob strippers. This is their job, not their hobby, and they all need income. Clubs are not just some erotic show for guys to view while drinking.

    The Layer- sorry if wasn't clear. We are hoping to buy just the one house, not two. We have ruled out a bridge loan and will only buy this property in the mountains after our current homes sells.

    Thanks to everyone for the well wishes. I hope it helps our current home sell very soon !

    The other area we have considered (if the mountain area doesn't happen for us) is the newly developing section of the West Mesa. There are a dozen or more builders putting in brand new neighborhoods out there and it appears to be an up and coming section of the city. Most of the homes are in the low to mid 200,000 range so it should attract a good middle class crowd.

    If we buy there we will do it as a short term investment. Considering what we learned about the market out there we would sell after 2 years with potentially a nice profit. Then we would look in the mountains again.

    You were clear; I was just making a point that 50k$ is a lot extra, but if you think, you can make it into an investment within 2-5 years and can actually afford to do so now, it sounds do-able. It sounded like you liked the house so much that you were willing to go beyond your current means to acquire it, which is not wise. But adding extra investment funds may be a good strategy unless you decide to turn an investment strategy into a consumable.

    It isn't beyond our means but we generally are more frugal. Thank you for the sound advice though !
