    Default Anyone Interested?

    I found this ad in yesterday's newspaper in Phoenix. I am putting this in this section just to see who would really be interested in buying a strip club, and learning the steps needed to own a club.

    A GOOD TOPLESS BAR

    Property included. 3100 sq foot building abd 20,000 sq ft. lot. Great central Phoenix location. Property adjacent to club is available. Great parking. Priced to sell.

    I just checked the website and it is the Pin Up Girl Lounge at 19th Ave and Campbell, going for 2.7 million. I believe a former SW member bought it several years ago.

    Any thoughts. Some of us are actually smart enough to put a deal together on the purchase of a strip club.

    I'm up for the intellectual challenge.

    But the asking price is only 23% less than what the sellers of Babe's was asking. Sounds a little high.

    I bet we SW girls could get together, pool the moolah, and then cut profits based on our conrtibutions. IE - you sent in 10% of the purchase price, you get 10% of the profit.

    LOL - Should this thread go in the market place section?Cherry, you're example is overly simplified. Someone would have to be the point person and be in charge of management and operations. Investors would be due a return on their investments but it wouldn't necessarily be that kind of proportionate return.

    Now if someone wanted to form a limited partnership or a limited liability corporation and be the general partner or managing member, then get a group of passive investors, that would likely be the best form of ownership. If someone put together a proposal then the members of SW or any other group of investors could decide if they would like to put some money up.

    Also, the ownership group would not necessarily need to come up with the entire purchase price as debt is available for the acquisition of adult entertainment venues. The rates are higher than the normal commercial real estate or bank loan but they are legitimate lenders. The new owners would likely only have to come up with equity of 25-30% of the purchase price and the rest could be financed.

    If someone is serious about putting a group together to acquire this place or another place, feel free to PM me and I can try to point you in the right direction for financing. I actually work in commercial real estate finance and have looked at several adult entertainment packages over the years.

    Of course the immediate questions would be the following:

    1) Why is the club being offered for sale? What is the purchase price based on? Is that price resonable?
    2) What is the competitive climate in the area? Are there any barriers to entry? How did this club rank amongst it's peers?
    3) Where is this club located and how does it relate to it's surroundings? What's the politcal climate like? Any planned developments for the area?
    4) In addition to the purchase price, what other improvements, if any, will need to be made in order to best position the club? Can the new ownership begin operations immediately or does the club need to be re-opened?
    5) Who will be in charge of operations, and what is their level of experience?
    6) How has the club operated historically: revenues, profits and losses?
    7) Has the club been subject to any legal issues? Any past history of citations? Does it still have all the necessary licenses and permits, or do they need to be re-acquired by the new ownership?
    8 ) What is the business plan going forward? Budgets and projected income going forward? What levels of returns could investors expect to receive?

    I wouldn't buy that place if I had 2.7mil as pocket change. And if I were interested in buying it, I damn sure wouldn't pay 2.7mil for it. I don't think that place will ever be much of a profit maker. Its location is the biggest problem, and it will be difficult at best for anyone to tear much business away from the Phx big 3.

    Vegas DJ was his name I believe. That price is REALLY high, I must admit. Actually it is not that hard to buy an existing club if one has learned the ropes of establishing corporate credit. Having a built up stash of corporate credit cards (which ANY of us can have if we know how to build it) can allow the purchase. Investors are not needed for a MODERATELY priced club. If the club is set up as a division of the corporation and is losing money, it can be bankrupted, or used as a write off for the parent corp, with no liability to the personal owner. Of course provided there is no red tape in the liquor license transfer.
