    is severly leaking, & we're having heavy rains. (It's a sh*** mobile home). I cauked the windows, put up weather plastic on the outside, & still I have be be on "towel duty" to mop up outpourings in the double living room window, the back door, & the kitchen. I spoke to the property mgr, & she said the maintence guys would fix it (sure ) & she said all the houses leak rain during "heavy rainy season". Great. My vinyl siding seems to be very warped on the one side.

    Is this a rant? Are you looking for advice on the fixing of things? On figuring out how to move to a better place?

    Do you have a signed lease? Look at it. There should be stipulations about maintence.

    All mobile units don't leak in heavy rain. She's bsing you. It's their bad mainteneance. You have to care for pre-fabs even more carefully than brick and mortar homes. They've been skimping.

    Hmm. well for one, I'm not working, but trying to find a job Yes, there is ALWAYS a better way, isn't there? I sure hope I can find it! I have a deep chest cold now from the dampness, my mom deserves better living quarters too.
    I take care of my mom, she goes to a senior center during the day, they don't have full 8 hr. days there. So kinda limiited on job hrs. I'd like to buy a "real" house.. reason I bought/moved here, I had to move from 2 different apt. blgs. 2 yrs. in a row due to apt/condo conversions.So I was kinda in a bind to find a place. Thanks for listening.
    to me, it's not maintenance when something is shoddy in the first place. I own the house, but not the land it sits on, so it's kinda tricky

    You're right, she is B>Sing me, it's just a ploy. I imagine the city will be taking over the property we're on, prob. in the next couple yrs.. or so

    So anyway, I'm waitiing 'til this Thurs. when it will be sunny for two days. I'm going to rent a ladder, I already have caulk/sealant. I'll go & caulk/seal the main bad places. That's about all I can do for now.

    Btw, there are MANY ppl here trying to sell & get out. But, due the all the eminent domain hoopla, plus these things are not killers on the resale market, it's tough.

    Sorry to hear about all this. It is definitely not normal to have leakage like that. A friends mom just moved from AZ to a mobile home out here and it is really super cute. I understand that stigma that comes with mobile homes, but that doesn't mean they have to be crappy.

    Good luck getting things fixed up. Hopefully you can find some good steady work, and maybe when they weather gtes better in the spring or summer next year, you can try to sell if need be.

    When you buy the caulk run the information on the damage by the hardware store people. One probably knows the best techniques and supplies to use.

    Did you buy the home from an individual or a manufacturer/dealer? Did you use an inspector? Did they or the seller notify you of all structural damage? Was it an as-is sale? The former owner or dealer you bought from could be liable for concealing info on structural damage.

    Ok, the maintenance guys showed up the other day, & install 2 small "gutters" above each entrance door. then caulked outside the main leaky window. But. He told me he had a leaking problem w/another house, & even took off, & re-installed the siding, caulking, etc. & it still leaked. The worst prob. I have is the liv. room double window, which leaks from the top, even tho I've heavily caulked it, it was prev. caulked outside, etc. Which leads me to believe it's defective, & nothing will really do any real good. It hasn't been raining, yet, since the maintenance guys did their thing, so I don't know yet if it'll do any good. I bought this used (pretty much 'as is') so I doubt if I can do much, but I'm checking into it.

    So sorry you're going through this whirlerz.....this house problem on top of the insane sue-happy neighbors, and the property ownership issues must be driving you nuts. i really have to commend you for dealing with everything, and taking care of your mom on top of it all. that's true devotion, and while all of this may keep you "stuck" in this place, know that you are a good person.

    have you considered doing phonesex or online adult stuff (obviously not in the same room as your mother)? that way you could work around the hours that you need to take care of your mom, and bring in some of that much-needed money. if you get into a better situation, a better job opportunity might arise. whatever happens, best of luck to you

    This info from a friend- if you really want to fix it yourself, it's going to cost you some money (about $500, or you can scrounge for supplies). 1st thing is expose the leaks, by ripping off shingles where the leaks are. If you have wood rot, it needs to be replaced by cutting the wood out. Then replace with plywood. After that, use tar paper, staple or tack down, and then re-shingle the patches. (If you have flashing you will need to buy tar. Flashing is the metal that runs along the peaks & valleys of the roof.) You can use a reciprocating saw or jigsaw to cut up wood for the patches.

    This thread reminded me of the infamous strip club Antonio's near Modesto, California- my friend worked there & they had a leaky-ass roof- she said the club would put buckets onstage to catch leaks from the ceiling while the dancers did their show! LOL

    Well, thanks for the info, hun. I really don't want to go thru all that, I don't have $ to do so, & according to maint. guy it may not work if it's defective. so I just have to live w/it. We'll see if the latest repairs done will make any difference. I'm determined to get out here into a better situation somehow. Thanks again.
