you could always check out www.craigslist.com or www.treb.com for all your real estate needs, its what has been helping me out for when I move out soon.





Those are the newer areas and yet it certainly doesn't mean the best. My wife and I live a little east of Summerlin and our style of house just cannot be bought anywhere near Summerlin or Green Valley where we'd be happy with our three dogs. We're on a 1/3 acre lot with a huge backyard. Our neighbors behind us have horses. The neighborhood is nice and safe, and we love our area. Our house in Summerlin would be roughly 3X the price, if you can even find it. Most of the houses in Summerlin and Green Valley are nice, but they are stacked on top of one another. You save money, but you get no yard. It's just a trade off. Right now, the Vegas real estate market has slowed down a LOT, so it's a huge buyers market right now. New home builders are offering all sorts of incentives for new home buyers so you might be able to get a good deal there. Watch out for condos though. You get virtually no equity out of them like you do with a house for just a little more money. Ultimately, your best bet just to hire an agent who can help you out with all these different options. I would so NOT buy a condo in Las Vegas. Maybe in a year or two, but even then Las Vegas is not really a condo type area (it's not like other major cities where land is expensive and all developed. LV is in the middle of nowhere.)
How many units are in the process of being built? I'm sure they are mostly "luxury" units too. Too many vacant properties now, and with more added, it's going to be hard to sell them. I'm sure you can find bargains now, but more later.

Ya I really like the whole layout of Summerlin so nice streets are nice everything was clean ! But I am a yard nut as well and I need my space so not sure if I could do it . Ive become so use to 3acres that I am not sure how I would act in a 15k sqft property area . But one day I am going to have to make the change because of the growing maintenance ( or not ). I also agree wait around at least 6 months to a year because they are going to be giving away so many extras it will be well worth the wait .
