(Before someone succumbs to the temptation to reply "just ask the leasing office"...yes, I plan to do that. But I'd like to not be completely ignorant when I do.)
How likely is it that an apartment leasing office will allow me to pay six months' rent up front in lieu of having a co-signer or showing past income tax returns?
Hell, technically I could pay the whole year's worth of rent upfront if i HAD to. (Obviously I'd rather front only the first half of the lease term's rent $, though, since much of my savings is earmarked for other things.)
I started dancing in July of this year, so my income tax returns from last year will only reflect the piss-poor $5000 i made in '05.I don't want to have my mother co-sign, b/c she is the epitome of toxic and emotionally abusive, and I don't want her having anything to do with my living situation. (I also don't want to run the risk of her finding out where I work--which could happen when they do a background check on me and she, as the guarantor, has the right to ask for the results). Can't ask my father either, as his credit is shot and he's $100,000 in debt.
So unless there's something else I don't know about, fronting the rent $$ seems to be my only option. But will the majority of leasing offices allow that as an option, or is my current apartment an exception?
Second question: My current lease prohibits subletting. In my understanding, subletting would be me simply allowing someone to take my place in the apt. without changing anything on the lease. Am I wrong? Does "no subletting" also include "no transferring the lease officially to someone else"?
My current roommates are dealers, and maybe I'm being a pussy about this, but I want out. I'm not comfortable living in an apartment with drug shit going on. (I'm not talking about them coming home and occasionally smoking a blunt, either.) I don't want to turn them in or stir up drama; I jsut want to get the hell out and move someplace else. One of my roommates has a friend that is interested in taking my place on the lease. But would a "no subletting" clause in the lease prevent us from doing this?

, but legally I can't kick them out. Roommate #1 is also a leaseholder. technically I suppose I could try to kick Roommate #2 out as he is only a tenant, but Roommate #1 would never go for that. We're 99% sure we've found a willing replacement (one of the roommates' friends) for me. *fingers crossed*. Now all we have to do is try to get the leasing office to agree to LET him officially replace me.
